Workplace Technical Services Manager

A Technical Manager oversees the technical operations and maintenance of commercial, industrial, or institutional facilities. This role serves as a critical link between technical operations and business objectives in facility management.

Core Responsibilities

The Facility Technical Manager ensures optimal performance of building systems, equipment, and infrastructure while maintaining safe, efficient operations. They manage preventive maintenance programs, oversee repairs and upgrades, and coordinate with vendors and contractors to deliver reliable facility services.

Key technical areas include HVAC systems, Electrical distribution, plumbing, fire safety systems, security infrastructure, elevators, Building automation/Management systems (BMS), Live Kitchen related equipment operations and Maintenance and Lighting management system. The role involves developing maintenance schedules, managing work orders, conducting equipment inspections, and ensuring compliance with safety regulations and building codes.

Typical Duties

Daily operations include monitoring building management systems, responding to emergency repairs, supervising maintenance staff or contractors, and maintaining detailed records of all technical activities. The manager conducts regular facility assessments, identifies improvement opportunities, and develops capital expenditure recommendations for equipment replacement or upgrades.

Budget management encompasses developing annual maintenance budgets, tracking expenses, negotiating service contracts, and ensuring cost-effective operations. The role requires coordinating with multiple stakeholders including tenants, property managers, contractors, and regulatory authorities.

Educational Qualification and Work experience of Technical manager

A Technical Manager typically has diverse work experience combining technical expertise, operations management, facility oversight and leadership responsibilities. The Technical Manager should have following technical qualifications and experience in FM field.

Educational Qualification:  Must hold bachelor's degrees in Engineering (Mechanical or Electrical).  Additional certifications like Certified Facility Manager (CFM) or specialized technical credentials are desired qualifications.

Progressive Career Path The role typically follows this progression: starting as maintenance Executive or junior engineers, advancing to supervisory positions like maintenance supervisors or assistant facility managers, then moving into technical manager roles. This path usually spans 9-12 years of experience.

Core Technical Experience Their background includes hands-on experience with building systems including HVAC, electrical, plumbing, fire safety, and security systems. They develop expertise in preventive maintenance programs, energy management systems, and building automation technologies. Technical expertise should span multiple building systems, with strong knowledge of mechanical, electrical, and plumbing systems. Knowledge of computerized maintenance management systems (CMMS) and building automation systems is typically essential.

Operations Management They build skills in vendor management, contract administration, and budget oversight. Experience managing maintenance teams, coordinating with contractors, and ensuring regulatory compliance forms a crucial part of their background. Many develop expertise in capital project management and refurbishment projects.

Industry Exposure Facility Technical Managers often work across various sectors including corporate offices, healthcare facilities, educational institutions, manufacturing plants, or retail environments. This diverse exposure helps them understand different facility requirements and operational challenges.

Specialized Knowledge Areas Depending on their career focus, they may develop expertise in sustainability initiatives, workplace technology integration, emergency preparedness, or specific regulatory environments like those found in healthcare or laboratory settings.

This combination of technical knowledge, operational experience, and management skills prepares them to effectively oversee complex facility operations while ensuring optimal building performance and occupant satisfaction.

Preferred Qualifications

Most positions require a bachelor's degree in engineering, facilities management, or related technical field, though extensive experience may substitute for formal education. Professional certifications such as Certified Facility Manager (CFM) or Building Operator Certification (BOC) are often preferred.
