The **VP of Corporate Real Estate** is responsible for overseeing the Company’s owned and leased real properties, including acquisitions, lease administration, property life cycle management, consolidation opportunities, and disposition of excess real estate. Insures all corporate real estate is in compliance with required regulatory and policy mandates with respect to location, usage, maintenance/upkeep, access and security. Leads team responsible for execution of all aspects of corporate real estate management. Supervises the corporate office and regional office building managers and oversees team responsible for the Norwell corporate office campus and monitors subcontractor performance.
**Position is located onsite at our company headquarters in Norwell, MA.**

+ Directs, oversees or executes the acquisition of new properties and facilities, including coordination and facilitation of site acquisition requests and approvals, conducting specific site searches and validating that sites meet corporate guidelines, negotiating purchasing or leasing terms, facilitating contract business terms and legal department review, retaining legal documents, preparing contract abstracts and/or database updates, and maintaining electronic and hard copy property documents folders, such as critical correspondence, blue prints, layouts, and photographs.
+ Directs, oversees or executes administration of real property leases, including verifying and monitoring critical lease terms and dates to lease abstracts or original documents, tracking security deposits, initiating and reviewing vendor payments, recurring rents, and operating expenses, auditing allocated and charged expenses, initiating invoices for sublease rentals and monitoring subsequent collections, validating property taxes and other fees or taxes, interfacing with outsourced service providers, monitoring and reporting occupancy status by confirming, on a periodic basis, the occupancy status with field personnel and alerting field personnel of upcoming critical action dates.
+ Ensures property lifecycle management through tracking property utilization, identifying property consolidation opportunities, facilitating, coordinating, initiating early terminations or subleases, and end of term renewal or termination, facilitating property initiative opportunities, disposing or subleasing current permanent excess property, determining alternative use or sublease of current temporary excess property and property that will not meet future need, including developing transition dates & plans.
+ Works with Operations business leaders to identify and resolve real property issues, concerns and problems.
+ Leads, oversees and directs actions of the corporate real estate team.
+ Leads, manages, and oversees the property management team.
+ Other duties as assigned.
+ Bachelor's degree in Business Administration, Finance, Economics or related required. Combination of relevant experience and education in lieu of degree.
+ 10-15 years of experience.
+ Strong documentation reviewing, drafting and editing skills.
+ Working understanding of various real property contracting, leasing and disbursement arrangements.
+ Strong negotiation skills sets; looks for win-win scenarios.
+ Basic Understanding of all Clean Harbors Business Systems; Understanding of Corporate Safety and Compliance Policies.
+ Ability to travel 25-50%.
