Role Purpose

The Valuation Director will lead the real estate valuation and advisory function, delivering high-quality, compliant, and commercially insightful valuation services across residential, commercial, and mixed-use assets.

The role requires a strategic leader with deep expertise in GCC real estate markets, capable of advising institutional clients, supporting brokerage transactions, and investment strategies.

Key Responsibilities

Strategic Leadership

Develop and lead the firm’s valuation and advisory practice across the GCC. Align valuation services with brokerage, investment, and tax advisory functions. Contribute to business strategy through market insights and asset valuation intelligence.

Valuation & Advisory Execution

Oversee and sign off on complex valuation assignments (residential, commercial, hospitality, mixed-use, and land). Ensure all valuations comply with international standards such as Royal Institution of Chartered Surveyors (RICS) and IVS. Provide feasibility studies, highest & best use analysis, and investment advisory support.

Client & Stakeholder Management

Manage relationships with institutional investors, banks, developers, family offices, and government entities. Act as a trusted advisor on asset valuation, portfolio strategy, and market positioning.

Business Development

Drive revenue growth for valuation and advisory services. Identify cross-selling opportunities with brokerage and tax advisory teams. Support pitches, proposals, and client acquisition strategies.

Governance & Compliance

Ensure adherence to local regulatory frameworks (e.g., UAE valuation standards, RERA guidelines). Maintain robust quality assurance and risk management processes.

Team Leadership

Build, mentor, and manage a high-performing, multicultural valuation team. Establish best practices, training programs, and succession planning.

Market Intelligence

Monitor real estate trends, macroeconomic indicators, and regulatory changes. Publish market reports and thought leadership to enhance brand positioning.

Technical Competencies

Expertise in valuation methodologies (DCF, income capitalization, comparable sales, cost approach) Strong understanding of real estate finance, investment analysis, and portfolio valuation Knowledge of international valuation standards (RICS Red Book, IVS) Familiarity with GCC real estate regulations and compliance frameworks Integration of valuation with tax advisory and financial structuring Proficiency in valuation tools, financial modeling, and data analytics

Qualifications & Certifications

Bachelor’s Degree in Real Estate, Finance, Economics, or related field (Master’s / MBA preferred)

Mandatory / Highly Preferred Certifications & Exposure

Strong working knowledge of International Valuation Standards (IVS) reporting frameworks Familiarity with GCC regulatory frameworks (RERA – UAE, REGA – KSA, etc.) Exposure to valuation reporting for banks, sovereign wealth funds, REITs, or institutional investors

Experience Requirements

12–15+ years of experience in real estate valuation and advisory Minimum 5–7 years in a leadership role (Director / Head of Valuation) Proven experience managing complex, high-value valuation portfolios Strong track record working with institutional clients and large-scale developments

Preferred Industry Background

Real Estate Advisory / Consulting Firms International Property Consultants (e.g., JLL, CBRE, Knight Frank, Cushman & Wakefield) Real Estate Developers Investment Firms / Private Equity / Real Estate Funds Banking & Financial Institutions (real estate lending / risk)

Additional Requirements (Multinational Profile Focus)

Proven ability to manage multicultural teams and cross-border projects Strong international client exposure and network Fluency in English (Arabic is highly preferred; additional languages like Russian, Mandarin, or Hindi are a plus) Strong report writing and presentation skills for global stakeholders Willingness to travel across GCC and internationally
