SUMMARY: 

 

The Industrial Maintenance and Operations Assessor will be responsible for performing commissioning inspections and consulting with a focus on material handling equipment, electrical and/or HVAC.  The inspections include a technical assessment audit of material handling equipment (MHE) and mechanical, electrical, and plumbing (MEP) equipment and systems.  The desired candidates will also possess a general knowledge of maintenance and operations procedures including inventory part storeroom management. The assessment professional should understand one or more of the following disciplines: industrial electrical systems, industrial mechanical systems, industrial controls systems, material handling equipment.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:  include the following. Other job-related duties may be assigned in conformance with state and federal regulations.

 

Core functions:

 

Conducts technical audits of major material handling equipment to verify, newly installed conveyance meets the requirements and specifications of referenced design drawings. Observes Property’s mechanical systems, equipment, and components for the purpose of identifying significant Physical Deficiencies and evaluating the condition of each piece of equipment. Provides photographic documentation of equipment tags, data tags, site and building features, and documents observations. Will utilize experience with using a CMMS program for documenting work orders, storeroom inventory usage, and asset identification.  Prepares detailed reports by collecting, analyzing, and summarizing information and trends found at project site. Conducts interviews with the client in order to provide the highest level of service. Reviews repair/improvement costs incurred by tenants/ownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and warranty information. Maintains project-by-project communication with Lead and Senior Project Manager and keeps them informed of any actual or potential problems, including access or delivery issues.

Comply with federal, state, and local legal requirements by studying new and existing legislation, anticipating future legislation, enforcing adherence to requirements, and advising management on necessary action. Protect operations by keeping company information confidential. Deliver outstanding customer service through timely response and proactive solutions to clients needs. Demonstrate BV’s guiding principles in support of the company's strategic goals. Follow all documented policies, Standard Operating Procedures, and Work Instructions applicable to the position and support of BV's quality standards and strategic initiatives. Maintain safe and clean work area by complying with all procedures, rules, and regulations. May be required to work overtime. Work in a constant state of alertness and safe manner. Possess the ability to use and skillfully operate a computer is essential to this position. Possess the ability to use and skillfully operate an electronic tablet efficiently in the field for live data collection is essential to this position. Successfully work from remote location. Climb ladders (including vertical ladders up multiple stories) and/or steep roof stairs (for each building assessed, at least once per on-site assessment) Have the ability to travel, on average, approximately 50% - 75% of time to client sites across the U.S. via plane and driving as determined based on the project location.  Common patterns of travel include one day on-site followed by one day at home.  The time at home is spent writing reports that communicate the field findings. Overnight stays away from home may be required.

 

SUPERVISORY RESPONSIBILITIES:  This job does not have specific supervisory responsibilities.

Education and/or Experience: 

 

High school diploma or GED required. Diploma from a trade school, technical college, or vocational school preferred. Journeyman credentials in mechanical or electrical disciplines preferred. Five or more years of experience desired but not required performing equipment maintenance, building inspections of commercial, institutional, and industrial buildings.

 

Specialty Qualifications: It is preferred but not required to have one or more of the following backgrounds:

 

Maintenance: Experience working as a maintenance technician on material handling equipment. Performed PM’s, the ability to identify potential issues and experience troubleshooting malfunctioning equipment. Electrical: Possesses the practical knowledge in the field of electrical infrastructure maintenance and/or construction.  This includes the installation, maintenance, replacement, upgrade, and repair of  electrical systems up to 480 volts. Storeroom Parts Management: This includes experience in Computerized Maintenance Management System (CMMS) usage, inventory parts recognition, inventory parts usage, and maintenance routines. Familiar with Lock Out Tag Out (LOTO) procedures for multiple energy systems. Experience with operating lifts and proper fall protection procedures.

 

Certificates, Licenses, Registrations:

 

Valid driver's license is required with no significant MVA points/violations (clean driving record). OSHA 10 Certification desired but not required.

 

Other Qualifications:

 

Personal credit sufficient to charge business travel expenses of up to $3,000 required. Must have a cell phone and supply your own internet service. Must be able to work from a remote location. Ability to use and skillfully operate a computer and associated technology is essential for this role. Familiar with safety standards and regulations. Must be willing to fly and live near (or be willing to relocate to) a major metropolitan area with reasonable access to a major airport.  Proficient in all Microsoft Office applications with a strong emphasis in MS Excel. Strong written and verbal communication skills. Excellent time management skills including ability to perform multiple priorities in a fast-paced environment and ability to work independently. You can traverse, observe equipment, and record data and photos on safely accessible roofs and other high or open areas, which may require ladder and/or hatch access. You are comfortable and willing to work in densely equipped mechanical and electrical spaces requiring dedicated focus on safety protocol. Ability to travel, on average, approximately 50% - 75% of the time to client sites across the U.S. via plane and driving as determined based on the project location.
