This role involves working directly with executive leadership and other key stakeholders, managing on-call duties, and coordinating maintenance activities. Reporting to the Country Lead, you'll collaborate with a supportive team to maintain high standards of technical services and client satisfaction. **What You'll Do:** + Acts as SME for hard services management across the APAC portfolio. + Provides support to FM Teams on other sites within APAC as needed (for management of hard services). + Plans and manages all works in accordance with client change management protocols. + Monitors BMS systems to ensure indoor comfort and plant efficiency, responds to faults and alerts both within hours and after hours, attends site to diagnose problems and provides directions to maintenance contractors. + Conducts routine inspections of critical environment infrastructure (electrical services including standby power systems, mechanical services, plumbing and hydraulics, fire protection systems, and building management control systems) including non-critical infrastructure. + Conduct routine inspections of office spaces and other tenancy areas to identify compliance gaps with client’s property and facilities. + Investigates and responds to Air Conditioning enquiries and complaints. + Responsible for raising incident tickets and issuing subsequent incident postings. + Responsible for raising permit to work (PTW) requests including access requests, client management requests (CMRs) and building management requests (BMRs). + Receives, manages and responds to service requests, ensure team and customers are up to date with status of work. + Liaises with client’s technology team and other business units prior to executing any programmed preventive maintenance works and break/fix works. + Ability to solve advanced problems and deal with a variety of vendors in complex situations. Requires expert level analytical and quantitative skills. + Draws upon the analysis of others and makes recommendations that have a direct impact on the company. + Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results. + Responsible for setting project, department and/or division deadlines. **What You'll need:** + Experience with delivery of FM services within a financial services environment. + Previous experience in hard services and electrical/ mechanical trade background as well as facilities, property, or related role. + Strong client service relationship skills. + Strong computer skills with common applications (E.g.
