Position Summary:
The Systems & Infrastructure Manager leads technical oversight of building systems and major infrastructure. This includes HVAC, fire & life safety, building systems, elevators. The role is responsible for preventive maintenance, code compliance, capital repairs, and emergency response. This individual supports operations by managing critical systems and collaborating with the FOM on facility strategy.
Key Responsibilities:
1. Building Systems Oversight
· Manages MEP systems, generators, boosters, and BMS.
· Maintains backflow preventers, controls, and water systems.
· Develops, initiates, and monitors PM programs for HVAC systems including boilers, chillers, cooling towers, circulator pumps, motors, turbines, and rooftop units.
· Create and ensure system logs and documentation are updated.
2. Capital Repairs & Infrastructure
· Identify capital needs for building equipment and systems.
· Provide technical support for capital projects.
· Maintain comprehensive records of system specs, warranties, and asset documentation.
· Assist with lifecycle planning and recommend capital upgrades based on asset conditions.
· Outline scope and estimate for system & infrastructure repairs, replacement, and upgrades.
· Orders supplies and equipment needed for system & infrastructure maintenance and repairs.
· Monitors and manages the maintenance of the solar energy program.
3. Compliance Requirements
· Facilitate inspections for elevators, backflows, and life safety systems.
· Ensures building systems meet state and local code requirements.
· Document compliance and execute reporting requirements.
4. Emergency Response & On-Call
· Responds to alarms and system failures within 30 minutes.
· Develops Emergency Response process for all building related systems.
· Determine and coordinate vendor needs during emergency situations.
· Shares on-call program responsibilities with Facilities Operations Manager
5. Department Collaboration
· Partner with Construction on MEP and Infrastructure projects
· Works with Facilities Operations Manager to execute system-based work orders.
· Collaborate with FOM and Manager of Tenant Operations by reviewing and advising on system scopes during tenant improvements and site construction projects.
· Helps define and uphold technical standards across all departments for consistency and reliability.
· Advises Director on planning, budgeting, and equipment performance.

Bachelor’s degree in engineering, Facilities Management, or related field (or equivalent experience)5+ years of experience in facilities or systems management, preferably in commercial real estateStrong understanding of MEP systems and regulatory complianceExperience managing HVAC and BMS systems.EPA certificate and HVAC license preferred.Excellent troubleshooting, communication, and vendor management skills
