Job Title: Housing Manager

Job Description

The Student Housing Manager will oversee administrative operations for a property serving UC Berkeley students. This role involves providing administrative support, addressing tenant inquiries, and assisting both current and prospective tenants.

Responsibilities

Address resident concerns as needed.Approve applications after verification is complete.Schedule apartment turns, update maintenance status board, and complete security deposit dispositions.Input all work into AppFolio daily, including leases renewals, traffic, money, notices, move-ins, and move-outs.Assist with morning procedures, such as straightening up the office, placing signs/balloons, checking voicemail and email messages, and preparing units for show.Process applications by verifying employment and rental references and running credit reports.Complete move-in paperwork as needed.Conduct leasing activities, including tours, thank you cards, and follow-up calls.Open mail daily, date stamp and code invoices.Review and approve coded bills on specific days.Prepare and submit weekly reports.Conduct regular staff meetings focusing on marketing, leasing, and grounds quality.Inspect common areas and facilities regularly.Review leasing objectives, traffic counts, and marketing efforts with staff.Conduct physical inspections of the property at least twice per week, addressing any issues.Make follow-up calls for outstanding rent balances.Complete office supply orders and update social media as needed.Submit bi-weekly packets to corporate, including time cards, new vendor applications, and other necessary documents.Plan and hold resident functions monthly.Collaborate with the Maintenance Director to plan periodic maintenance projects and track progress.Review work order reports and ensure completeness for any outstanding orders.Prepare 3-Day notices and oversee rent collection efforts, including eviction proceedings as necessary.Oversee the issuance of balance due/credit notices.Conduct market surveys and shop competitors bi-monthly.Submit general ledger changes and make collection file calls.Complete and submit quarterly market surveys.Prepare, submit, and distribute monthly resident newsletters.Input completed work orders and assist with any outstanding orders.Complete required courses and encourage/schedule staff for the same.Audit resident files and correct any deficiencies.Schedule bi-annual interior inspections of rentals.Run tenant liability insurance tracking reports and contact non-compliant residents.Review tenant monthly activity and rent roll reports for accuracy.

2+ years of experience in Student HousingPrior experience with AppFolio and/or Blue Moon software preferred

Work Environment

The position requires on-site work five days a week, managing student housing operations and interacting with tenants and staff.

Job Type & Location

This is a Contract position based out of Berkeley, California.

Pay and Benefits

The pay range for this position is $30.00 - $40.00/hr.
