Sr. Transaction Manager
**Job Title** Sr. Transaction Manager **Job Description Summary** Oversee daily transaction management activities for a complex and/or high-profile portfolio of properties on behalf of one or more National and/or Global Corporate Services clients. Key responsibilities include developing and executing market optimization strategies, monitoring internal and external workflows to ensure consistent service quality and deliverables, and leading or supervising Transaction Managers and Transaction Coordinators. Additionally, accountable for transaction budgeting, revenue and profit tracking, and reporting financial performance to the Account Director and/or senior leadership. **Job Description** Portfolio & Client Management + Execute portfolio strategies aligned with the client’s real estate goals and business objectives. + Integrate and optimize the portfolio in support of the client’s workplace strategy. + Partner with C&W and external brokerage professionals to negotiate favorable business terms across a broad range of transactions, including leases, sales, subleases, and acquisitions. + Ensure alignment between C&W and the client’s real estate functions to deliver consistent, high-quality service. + Manage critical documentation workflows and maintain clear, proactive client communications. + Collaborate with client operational teams at all levels to assess and address real estate requirements. + Prepare, analyze, and interpret financial models and accounting concepts. + Track and report all transaction-related revenue. + Ensure accuracy and quality control of transaction reports and client deliverables. + Present transaction updates and performance results to client and C&W leadership. + Participate in client and C&W business review meetings. + Lead and facilitate client meetings as required. + Supervise Transaction team members and other personnel supporting account activity. **Process Management** + Design, develop, and implement transaction and program management processes. + Establish standardized procedures to drive efficiency and enhance value. + Oversee the development and continuous improvement of templates, forms, and operational procedures. + Create performance metrics for internal benchmarking and process evaluation. + Develop and maintain the account operations manual/playbook. **Transaction Management** + Direct overall transaction service delivery. + Coordinate and manage transaction teams across markets. + Lead and oversee the field broker selection process. + Define client requirements and communicate project scope and parameters. + Supervise negotiations and end-to-end transaction execution. + Partner with portfolio administration teams to ensure data integrity. + Coordinate legal review of lease and ownership documentation. + Ensure financial data accuracy and compliance in reporting. + Resolve landlord and tenant disputes as needed. + Organize client site visits and market tours. + Ensure compliance with all applicable state real estate regulations. + Oversee transaction budgeting and revenue tracking. + Manage client rebate accounts. **Strategic Planning** + Lead the development of strategic real estate plans and provide advisory guidance to clients. + Identify and implement occupancy cost reduction opportunities. + Develop expansion and contraction strategies aligned with business needs. + Drive execution of approved strategic initiatives. + Prepare and support business case development. + Develop reports, financial models, and data analyses to inform strategic decisions. + Translate strategies into actionable implementation plans. + Quantify and report occupancy cost savings and value-added outcomes. The company will not pay less than minimum wage for this role.
