The Sr Real Estate Manager II is responsible for the portfolio management, both retail and corporate, for all denovo openings, relocations, lease renewals, dispositions and other real estate related activities in an assigned geographic area. They are the external facing TD representative to the real estate community including landlords, developers, brokers and attorneys. They are responsible for site identification and negotiation for all real estate sites. The job requires an extensive real estate background regarding market knowledge and differing deal types and transaction methods.

Assures transactions are structured to minimize risk to TD Bank and Shareholders, under financial terms commensurate with market conditions and condition/quality of the locationStrong Landlord, Developer, Legal and Broker relationshipsSubject Matter Expert to Retail Strategy and Market Leadership on real estate transactions and market activityPrepares deal package to obtain site approval through the TD governance processDeal presentation at appropriate levels. Oversees the completion of the Real Estate budget for each projectPortfolio strategy to drive rent savings and reduce occupancy expense.Ability to analyze complex financial dealsOversees the management all Real Estate critical datesManagement of the Regulatory process as it relates to denovo openings and relocations.Manages and recommends action on due diligence results for real estate purchases or leases including; surveys, geotechnical reports, environmental audits, utilities and title reportsRepresents the Bank for zoning and signage code variance requests and complianceMeets with local and state officials and attend hearings as necessaryManages "Dead Site" write off within annual approved planDemonstrated negotiation skills Ability to handle complex negotiations on behalf of TD's Lines of Businesses.Works with legal department to manage and execute all legal documentsReviews and approves all real estate related legal billingsSubject matter expert of transactions and shares with the staff as necessaryCollaborates with Vice President of Real Estate and AVP of Construction to establish project schedules and manage those schedules with consultantsDrive continual process improvementSpecial projects as assignedEducation & Experience:
