Senior Facilities Manager – Raleigh Durham NC 

  

What this job involves - The Senior Facilities Manager is a pivotal leadership position responsible for overseeing all aspects of building operations at our client's Poughkeepsie campus. This role is dedicated to enhancing building occupant experience and ensuring exceptional client GRE customer satisfaction. The role encompasses traditional Integrated Facility Management (IFM) services while also spearheading an innovative, integrated service offering. This approach aims to create memorable experiences within our client's spaces, serving as a key differentiator in how the client's organization is perceived and valued. This client-facing position demands superior customer service skills, exceptional communication abilities, and a commitment to continuous personal and professional growth. The successful candidate will be at the epicenter of action, driving excellence in both operational management and customer experience.

 

What does your day-to-day look like?

Strategic Leadership and Client Relationship Management 

Proactively develop and manage client relationships, consistently exceeding service level expectations

Anticipate and address client needs, transforming challenges into opportunities for improvement

Collaborate closely with Account Leadership and the Client to align building operations and experience services with overarching goals and objectives

Operational Excellence and Innovation

Provide overall facility services in accordance with accounts’ standard processes and procedures including application of policies and programs, coordination of information 

Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities entrusted to the Facility Partners to manage on behalf of the client as owner 

Establish and maintain robust management guidelines in accordance with client service level agreements and operating requirements

Engage in continuous improvement and innovation, leveraging business intelligence and best practices to enhance service delivery efficiencies

Facility Operations and Financial Management

Manage, coordinate, and exercise functional responsibility for Facility Management services within assigned facilities and geography. 

Prepare, submit and manage facility budgets with the clients’ goals and objectives addressed, track variances and ensure smooth recovery process 

Manage vendor purchase orders and invoices effectively

Support initiatives to reduce short- and long-term operating costs while increasing productivity

Implement and review robust Preventive and Planned Maintenance programs

Ensure team adherence to operational procedures and service standards

Coordinate comprehensive risk management programs, including disaster recovery and business continuity planning

Monitor and manage 3rd party vendor performance related to soft and hard services delivery

Team Leadership and Development

Responsible for overall team management, staff development and planning. Execute staff succession and growth plans 

Set clear goals and expectations using the performance review process, holding the team accountable for successful outcomes

Utilize strong interpersonal and communication skills to lead, influence, and inspire team members

Foster a culture of mutual trust, respect, and cooperation among team members

Lead by example, demonstrating integrity, sound decision-making, and a commitment to excellence

Sustainability and Energy Management

Take ownership of energy-saving initiatives, coordinating reporting and implementation across the sub-region

Drive sustainability efforts in line with client and JLL corporate objectives

Project Management and Vendor Relations

Review and prepare project proposals, participating in project execution as needed

Manage vendors in accordance with agreed policies, procedures, and contract scopes

Ensure vendor compliance with contracts and insurance requirements

Coordinate internally with various teams to support site operations and long-term projects

Qualifications and Skills:

Minimum 10 years of experience in facility and operations leadership, with a proven track record of leading high-performing teams in service environments

Bachelor's degree in Facility Management, Business Administration, Finance, Project Management, Engineering, or a related field; or equivalent experience with advanced knowledge of Workplace Experiences and Facilities Management industry best practices

Comprehensive understanding of commercial real estate, project management, and real estate finance fundamentals

Demonstrated ability to develop and implement strategic operating plans, leveraging industry best practices and maintaining rigorous performance standards

Exceptional relationship management skills at all levels within both JLL and client organizations

Strong team-building abilities, with a focus on motivating, developing, and challenging team members to maximize their potential

Proven ability to manage multiple priorities, delegate effectively, and deliver results in a fast-paced, matrix organizational structure

Credible and impactful communicator, capable of preparing concise updates for senior executives about regional activities, operating with a "no surprises" approach

Strong analytical abilities, sound judgment, and effective problem-solving skills, with the capacity to gather data, assess situations, and swiftly develop and execute solutions

Demonstrated ability to handle high-pressure situations and manage crises effectively

Excellence in relationship-building, fostering positive interactions with team members, clients, and stakeholders

Proficiency in relevant computer applications and digital tools

For internal candidates: Consistently high-performance evaluations in leadership roles over the past three years
