Job Title: Sr. Construction Project Manager

This position is Hybrid working 3 days a week in the Legacy West Support Center located in Plano, Texas

About the Role

Position responsibilities include development and scheduling of utility accounts for new and closed store projects, ensuring services are available as construction is scheduled.Also, analysis of utility accounts for fleet stores as well as corporate facility, validating charges for basic services as well as cell phone billing, tracking costs while adjusting, potentially reducing charges through re-negotiation or re-aligning contractor services.Manage tenant improvement funding from landlords, allocating funds to potential remodel projects as a result of renegotiation and extension of lease term.Review outstanding invoicing specific to new / remodel, special project rollouts and facilities, both store and corporate. Ensure proper coding and distribution of invoices for approval as well as delivery of approved invoices to accounts payable for process and payment. Align with department accounting analyst, as well as internal finance partners for both Sally and BSG stores, ensuring outstanding charges are aligned with budget allocation.Align with Construction in the development and updating of project management scheduling and update documentation, providing and distributing to stakeholders current progress updates as well as current spend vs budget for major capital projects.

Responsibilities

20% Develop and schedule utility accounts for new store locations, communicating timelines and cost structure to stakeholders20% Provide analysis of outstanding utility accounts for comp. stores as well as corporate facilities, ensuring accuracy of services as well as cost. Re-negotiating cost, re-aligning with service providers, consistently driving down outstanding costs.15% Review, code and distribute for approval, outstanding invoice relative to major capital projects as well as maintenance charges. Ensure correct coding of invoices as well as separation of capital and expense categories15% Partner with department accounting as well as corporate finance for both BSG and Sally brands, ensuring spend is aligned with budget allocations and timing.15% Partner with construction project management in the development and updating of major capital and closed store project documentation, schedules and status reporting. Update as desired frequency and distribute to stakeholders and partners as required.15% Manage tenant improvement funding, allocating funds to potential remodel projects resulting from renegotiation on lease term.

Knowledge, Skills and Abilities

High School graduate, some college preferred.Prior multi-site retail experience highly desirable, preferably in Real estate or Construction.Strong organizational skill set, basic understanding of commercial building services and provider networks.Experience working within 3rd party technology call center and data metric platforms.Experience in financial budget development highly desirable.Multitasking, able to manage both large and small-scale projects, working within designated timelines and budgets.Excellent PC, Microsoft Excel skills.
