Job DescriptionJob Overview
This position will be responsible for managing a portion of the global real estate transactions consisting of approximately 4 M Sq Ft of fixed and serviced offices, serving 25k+ employees in approximately 80 locations. The position will report to the Senior Director of Global Real Estate and will work closely with the broader Workplace Services organization and other cross functional stakeholders to execute real estate transactions that are aligned with business and corporate priorities while also ensuring fiscal responsibility. This role will also work closely with its outsourced partners to ensure service delivery.
Responsibilities
Proactively evaluate critical lease dates, contract options, lease clauses, financial and market data for consideration in creation of the real estate and transaction strategyAct as a strategic advisor to the business leaders and balance enterprise business needs with long-term real estate strategy, including focus on utilization and portfolio optimization to ensure fiscal responsibilityDemonstrate industry experience to propose effective and data-driven solutions to optimize the real estate portfolio and deliver savingsEstablish organizational alliances and partnerships with key stakeholders, inclusive of regional and corporate partnersInitiate and manage the transaction process including maintaining accurate reports, scheduling meetings, ensuring regular communication and early escalation of potential issues. Manage transactions in a timely manner and hold others accountable to ensure adherence to established timeline for project deliveryAbility to communicate and deliver engaging, effective presentations to a wide variety of audiences, at all organizational levelsManage broker relationships in our fully outsourced real estate model and ensure accountability to deliverables (QBR’s, KPI’s, savings)Collaborate closely with cross functional stakeholders such as Planning & Design, PMO, Operations, legal, finance, accounting, etc. in all phases of the real estate lifecycle to ensure alignment and adherence to approved timelines and budgets and governance standardsPreparation of comprehensive lease approval requestsAccountable for adhering to the budget and partnering with FP&A and Accounting on impact of real estate transactionsSupport lease administration activities and ensure accuracy of all real estate data and reportsDevelop positive working relations with landlordsFoster an inclusive and collaborative environment where we can “win as a team”Support M&A activities, or other special transaction management projects, as requiredInitiate and/or support process improvements and business initiatives, as requiredQualificationsSkills & Qualifications
Bachelor’s degree preferred with –10+ years of relevant experience in corporate real estate, commercial real estate, transaction management, or project managementDemonstrated experience leading an office portfolio of 3M Sq Ft or greater, with global scope preferredStrong negotiation and stakeholder management skillsStrategic thinker, highly analytical and detail-oriented a mustStrong knowledge of leases, legal procedures and policiesAdept at conflict resolution, consensus building & problem solvingExperience working closely with a finance organizationExperienced with budget management processProficient in Microsoft Excel (analyzing data, pivot tables, etc.) and PowerPointAbility to work in a fast paced environmentStrong organizational skillsExcellent verbal and written communication skillsHighly dependableProven ability to effectively interface with a diverse range of roles at all levelsDemonstrated ability to make sound, data-driven decisions with enterprise impactFor positions in this location, we offer a base pay of $152,700 - $267,300, plus equity (when applicable), variable/incentive compensation and benefits. Sales positions generally offer a competitive On Target Earnings (OTE) incentive compensation structure. Please note that the base pay shown is a guideline, and individual total compensation will vary based on factors such as qualifications, skill level, competencies, and work location. We also offer health plans, including flexible spending accounts, a 401(k) Plan with company match, ESPP, matching donations, a flexible time away plan and family leave programs. Compensation is based on the geographic location in which the role is located and is subject to change based on work location.
