Operating Engineer – JLLWhat this job involves:JLL is seeking a skilled Operating Engineer to join our facilities team. This hands-on technical role focuses on operating, maintaining, troubleshooting, and repairing facility equipment across all building systems. You will demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while being multi-skilled in others to successfully complete daily and weekly work assignments. This position offers the opportunity to work with diverse building systems while ensuring optimal facility performance, maintaining high standards of safety and quality control, and contributing to a well-maintained, efficient facility environment.
What your day-to-day will look like:Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to keep facility and building systems up to applicable standardsMaintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance, and technical proficiencyClean, inspect, calibrate, and change parts to maintain HVAC systems and associated equipment at optimum performance levelsRecord readings and make adjustments where necessary to ensure proper operation of equipmentEvaluate vendors and suppliers regularly with regard to quality and competitive pricingVerify the accuracy of deliveries for count, pricing, and descriptionReview monthly client service request summaries to pinpoint and correct recurrent operational problemsMonitor the quality and pricing of maintenance work performed by outside contractorsPerform periodic checks of tool and instrument inventoryComply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplaceAnalyze the operation of various systems, determine the cause of any problems or malfunctions, and take corrective action as requiredComplete any and all other duties and tasks as assigned.Required Qualifications:High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration, and HVACCertification as a Universal Technician for CFCs (or ability to obtain within 90 days of employment)Working knowledge of computer applications including Microsoft Word and ExcelStrong analytical skills to diagnose system operations, identify problems or malfunctions, and implement corrective actionsAbility to maintain facility equipment across multiple craft areas with expertise in at least one specialty areaPhysical ability to perform maintenance work and handle tools and equipmentAvailability for on-call work every other week and flexibility to perform other duties as requiredCommitment to safety protocols and maintaining a clean, safe workplace.Preferred Qualifications:Additional technical certifications in HVAC, electrical, plumbing, or related tradesExperience with computerized maintenance management systems (CMMS)Previous experience in commercial building operations or critical facility environmentsKnowledge of building automation systems and controlsExperience with preventative maintenance programs and quality control proceduresStrong vendor management and inventory control experience.Location:Houston, TX
Work Shift:Monday through Friday, 8:00 AM to 5:00 PM. Off on Saturday and Sunday with on-call duty every other week.
