PDS AML (Puerto Rico) Site Lead - AMGEN Account
Position Overview
JLL is seeking an experienced Project Delivery Services Site Lead to manage our Puerto Rico site for the AMGEN account. The successful candidate will lead and develop a diverse team of professionals while providing strategic guidance and managing complex client expectations in the highly regulated life science industry.
The AML Site Lead is a driven leader able to inspire a team of professionals to exceed client’s expectations for all project management services. They are a pro-active leader who partners with our client to translate the client’s business requirements into world class actions plans to be executed by the team. They serve as the client’s trusted advisor to discuss long-term client strategies. A credible, impactful communicator, he/she operates with a “no surprise” approach. Having a successful track record of leading high-performing teams, including matrixed teams, will ensure that only the highest caliber talent is assigned to support the client’s business, and that employees and third-party contract resources are held to rigorous performance standards. The AML Site Lead takes a wholistic view of project delivery across the program to ensure teams are properly supported with resources to deliver projects successfully and held accountable to governance functions and remain in compliance with client and JLL policies and procedures. The AML Site Lead leverages metrics to ensure the program is managed in a manner that is data driven to track and measure trends in performance. The AML Site Lead is also a proven leader and manager of people capable of developing talent into a high-performing, world class team.

Leader:
Serve as a leader for a major region in North America, including the accountability for the execution of the annual capital plan, monthly forecasts, cash flow analysis, and creation and safe execution of the small capital project program execution.Ensure client satisfaction with stakeholders at all levels in the organization; demonstrate leadership, responsiveness and creativity.Manage adherence to financial plans fee allocation and budget. Ensure allocation of proper resources to preserve account profitability. Understanding of Gross Margin, Accounts Receivables, Profit & Loss, Time and Expense. Maintain client relationships and manage conflict resolution.Develop relationships with consultants/contractors/vendors and hold them accountable for their performance.Develop programs, techniques, and policies & procedures for efficient and profitable operations. Ensure a culture of operational excellence and continuous improvement.Evaluate recommendations from project managers and sourcing on the vendor proposals according to JLL and the Client’s specificationsIntegrate project management services with the other JLL services provided within the account in a collaborative manner to provide integrated and seamless delivery to the client.Small Capital Project Program Management:
Monitor & participate in project status reviews and assist in risk mitigation of issues related to cost, schedule, safety, quality, scope, and ongoing business operations. Serve as point of escalation to resolve conflicts between vendors, client, and project teams as necessary.Collaborate with Sourcing to ensure procedures for purchasing of materials and services are aligned with client needs and in accordance with Company’s purchasing procedures.Holds project delivery teams accountable for meeting or exceeding KPI target goals.Develops and utilizes dashboards and metrics for resource planning, forecasting, and cost management.Formulate and review budgets for program and ensure compliance with the client’s funding requirements and process.Monitor and track overall project process, from project initiation through execution and close-out, ensuring safety, compliance with the project process, appropriate resourcing, profitability, etc.Enforce all standard operating procedures, codes and regulations.Ensure areas and processes are in optimum conditions for audit readiness and complianceEnsure daily building inspections and monthly job-walks with vendors to ensure contracted scope is met are performed.Review and approve Project Charters and Change Orders to ensure alignment with Client’s program goals.Drive data excellence and improve credibility in the reporting that is produced.Perform additional job duties as requested.Value and Innovation:
Work in cooperation with Finance and the Project Teams to ensure that financial transactions are processed in an orderly and timely fashion-goal to ensure invoice amounts are correct and paid on time.Develop and oversee delivery via program & project execution plans to maximize coordination and support between Capital Planning, Procurement, Engineering, Controls, and Project Execution teams.Support driving the Life Cycle Asset Management Program and collaborate with Facilities Management to provide coordinated and seamless service to the client.Work closely with the client to develop and implement innovative programs, processes and procedures that create short and long team operating cost efficiencies and increased productivityQualifications
Bachelor’s degree in engineering, construction management, or architecture. Advanced degree preferred.10+ years’ experience demonstrating their advanced project management skills and experience managing a variety of project, sizes, types and complexities including at least 5 years in a supervisory role.Experience in the execution of the capital program of large and complex organizations.Pharmaceutical industry or other regulated environments preferred.Ability to multitask and be responsive to multiple stakeholders on a wide array of time sensitive issues.Ability to work as a team in a collaborative manner across JLL and client’s various functional groups, leadership, and governance structures.Must have strong background in people, client, and supplier contract managementExcellent inter-personal skills, executive presence, organization skills, and strong analytical abilityMust be willing to train and become proficient in Jones Lang LaSalle's and client's project management software's and develop an advanced knowledge of PDS Platform (including, Adaptive Work, eBuilder, E1, and other related project tools, & Templates. Knowledge of interconnection points with other Jones Lang LaSalle Service Lines (e.g. Integrated Facilities Management, Engineering, Occupancy Planning, & Move-Add-Change Projects) and expertise in how to leverage these services to maximize our value proposition and identify additional opportunities to serve our clients.Demonstrate a high level of performance in program budgeting, contract negotiations, and scheduling.Excellent verbal and written communication skills both in English and Spanish.Excellent PC skills and proficiency in Word, PowerPoint, Excel and Project software.Demonstrate an ability to develop a continuous improvement and development program for their own growth plan.Demonstrate an ability to bring Leadership and or Subject Matter Expertise to other Jones Lang LaSalle Project and Development Services clients and employees.Initiate and champion changes to optimize, simplify and standardize processes.
