Senior Vice President, Advisory, Thailand

We are currently seeking a Senior Vice President, Advisory, Thailand. This is a new role and is a permanent, full-time position based in Bangkok. The successful candidate will lead our Advisory and Asset Management teams in Bangkok and will work closely with our regional leadership across Asia Pacific and our Hotel Investment Sales colleagues in Bangkok.
RESPONSIBILITIES:
Lead the Advisory team in Bangkok and take overall accountability and ownership for our long-term growth strategy and performance.Partner with hotel investors and developers as the leading advisor in the market, with a range of advisory services from feasibility to valuations and operator selection.Successfully create, implement and monitor, value accretive hotel asset management strategies for clients in in Thailand, Vietnam, and potentially wider Southeast Asia.Work with the highly regarded JLL Hotels team in South East Asia to establish JLL as the leading international hotel asset manager in Thailand.Lead the business development for advisory and asset management in Thailand, including PR/communications, marketing, lead generation, pitching, engagement negotiation and closing.Lead a small, yet impactful, team of hotel specialists delivering on our services to clients.Drive thought leadership in through collaboration with the JLL research team and the Hotels & Hospitality AP research team.As a member of the extended hotels leadership team in Asia Pacific, contribute to the growth of the business across all service lines.Meet with owners and hotel executive teams to review monthly and quarterly operating performance, review, evaluate and approve annually prepared business plans/budgets, including capital budgets and longer-term strategic plans to provide cost reduction and revenue enhancement guidance.Travel to the properties and develop sites as needed to inspect the facilities, meet with the management team(s) and tour the market areas and competitive set of hotels.Collaborate and support other assignment and colleagues in other functions as required.Execute on asset management assignments including:Identify, analyse and implement opportunities for increased revenues and expense savings. Develop ownership and investment strategy for assigned hotels including identifying asset redevelopment, highest and best use, and repositioning opportunities designed to optimize value.Establish operating profit expectations, monitoring performance, and working directly with the on-site property teams to maximize and improve operating fundamentals.Review, benchmark and analyse hotel-and portfolio-level financial data and keep informed of the dynamics of each market area to develop a strong understanding of the hotels and their respective markets.Proactive oversight of the execution of the capital plans throughout the year, and monitoring of the capital expenditures for each hotel to include both major renovations and routine capital expenditures.Analyse and track the return on investment for the assets as well as profit improving projects, either implemented or proposed.Establish and maintain effective working relationship with internal and external constituencies such as property-level managers, management company representatives, and senior leadership to maximize returnsSupervise contract compliance with respect to existing management & franchise agreements. Review all proposed property-related contracts for business content as well as potential conflicts with existing obligations.Undertake property or portfolio reviews with the objective to improve profitability and recommend asset enhancements.REQUIRED SKILLS / EDUCATIONAL BACKGROUND
Fluent in English, whilst flued in Thai would be very advantageous.10+ years working experience in hotel investment, development, consulting or asset management, in Thailand or South-East Asia.Experience in leading high impact teams and setting out business strategy.Task oriented and possesses a track record of meeting deadlines and delivering on goals.Detail-oriented, with excellent written and oral communication skills with the ability to work with others to achieve a common goal.Good analytical and financial analysis skills, as well as comprehensive knowledge of hotel operations.Team player, organized, and strong communication skills.Self-motivated and ability to multi-task.Comfort in working independently and as part of a diverse regional teamAs a dedicated Hotels and Hospitality sector specialist you should possess strong analytical, communication and team-working skills and be comfortable in dealing with people of all cultures and at different levels across Asia Pacific. You should enjoy working in a dynamic, multi-national environment and be comfortable contributing innovative ideas, insights and suggestions on how to improve the way we conduct, present and communicate our expertise.
