Job Description Summary

Responsible for the day-to-day transaction management oversight for a large portfolio of properties on behalf of a prominent National Corporate Services healthcare client. Responsibilities include: market optimization planning, internal/external workflow monitoring to ensure consistent quality of service and work product. In addition, responsible for transaction revenue forecasting, tracking, and reporting to account director.

Job Description

Essential Responsibilities:

Implement portfolio plans with client’s real estate goals and objectives in mindOptimize and integrate portfolio with clients’ work place strategyCollaborate with C&W and non-C&W brokerage professionals to ensure effective negotiations of business terms for a wide variety of transactions including lease and purchaseAlign C&W and client’s other real estate functions to ensure consistency of service areasManage the flow of key documentation and client communicationsWork with the client’s operational groups at all levels to identify real estate needsPrepare, review, and interpret financial analysis/accounting conceptsForecast and report all transaction revenueEnsure accuracy of all transaction reports and client materialsPresent transaction activity to client/C&W managementParticipate in all client/C&W business reviewsLead and/or facilitate client meetingsProvide supervision for transactional team members and others team members supporting the transaction activity of the relationship

Process Management:

Process and program management development and implementationImplement standardized processes that create maximum efficiencies and add valueOversee development and continuous improvement of standard forms and proceduresDevelop performance measurements for internal benchmarkingCreate and implement account operations manual/playbook

Transaction Management:

Oversee transaction service deliveryCoordinate and manage transaction teamsOversee/manage field broker selection processDetermine client’s needs and communicate project parametersOversee negotiations and management of transactionsCollaborate with portfolio administration team to help ensure data accuracyCoordinate legal review of all client leased/owned documentsEnsure accuracy of financial data and reportingResolve landlord/tenant disputesCoordinate client site visits/market toursEnsure all state real estate standards are metOversee budgeting and revenue tracking of all transactionsManage client rebate account

Important Experience:

7+ years real estate experience in transaction management, specifically handling high transaction volumes3+ years experience with healthcare real estate preferredExperience with high-level, complex transaction management including experience in contract management/compliance

Education:

Bachelor’s degree required in any field; finance/real estate preferred

Additional Qualifications:

Must obtain and hold state real estate salesperson licenseAbility to read and understand commercial real estate transaction documents, such as a lease, purchase & sale agreement, sublease agreement, SNDA, estoppel, assignment agreement, etc.

Work Environment:

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

Travel:

10-20% for site search trips and periodic team/client meetings

Physical Demands:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Some limited travel may be required for site inspections or to meet with local client businesses. While performing the duties of this job, the employee is regularly required to communicate with others and exchange accurate information; operate a computer and other office productivity machinery; move about the workplace; remain in a stationary position for 75% of the time; and extend hands and arms in any direction.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $ 123,250.00 - $145,000.00
