Senior Building Surveyor

Working Pattern: Hybrid (2–3 days per week in the Birmingham office)

The Opportunity

Cushman & Wakefield’s Birmingham Building Consultancy team is seeking a Senior Building Surveyor to join its growing professional advisory practice.

This role is focused on professional surveying instructions, including Technical Due Diligence (TDD), dilapidations and core advisory services. It is not project focused.

You will join a commercially strong and well-established Midlands team advising a broad range of institutional investors, asset managers and corporate occupiers across office, industrial and mixed-use portfolios.

Role Purpose

Deliver high-quality professional building surveying services.

Lead Technical Due Diligence and dilapidations instructions.

Provide clear, commercial advice to investor and occupier clients.

Contribute to the continued growth of the Birmingham Building Consultancy team.

Key ResponsibilitiesTechnical Due Diligence

Lead and deliver acquisition and vendor TDD reports.

Assess building condition, lifecycle risk and capital expenditure exposure.

Provide commercially focused advice aligned to investment objectives.

Coordinate specialist consultants where required.

Dilapidations

Prepare and negotiate schedules of dilapidations on behalf of landlords and tenants.

Provide strategic advice on lease obligations and exit strategies.

Negotiate settlements and manage client expectations.

Professional Advisory

Undertake condition surveys and building pathology assessments.

Provide reinstatement cost assessments and advisory reports.

Interpret lease documentation and advise on repairing liabilities.

Client & Commercial

Act as day-to-day contact for key clients.

Build and maintain strong client relationships.

Identify opportunities to cross-sell wider services.

Support fee proposals and contribute to revenue growth.

Experience & Qualifications

MRICS qualified.

Proven experience in TDD and dilapidations within a consultancy environment.

Strong knowledge of commercial property across office and industrial sectors.

Commercially aware with strong report-writing skills.

Confident in client-facing and negotiation environments.

Able to manage multiple instructions and deadlines effectively.
