In the role of a Senior Real Estate Services Title Agent, we'll count on you to:Complete property rights review Provide client support as needed for including, but not limited to, working with other agencies on procedures related tostreet vacations, dedications, easement releases and grants, storm water covenants, and site plan submission Provide regular project updates Act as client representative interacting with outside agencies Preparation of project reports, and review of title document packages Review complex encumbrances and provides clearance recommendations, per client standards Review Right-of-Way centerline surveys prepared on properties, if applicable Serve as strategic expert with recognized authority in an area of specialization and resolve problems of high-level scopeand complexity Plan, organize, and supervise work of medium to large staff of professionals and technicians as needed Train junior staff by providing insight and instruction regarding task completion and procedure Perform complex principles in reading, writing, retracing and interpreting legal descriptions, such as parent parcel; metesand bounds; subdivision; and centerline Prepare title project reports, which includes overseeing schedule and budget in support of Project Manager Maintain accurate records of title research activities per a variety of local, county, state and/or federal requirements Work with surveyors and engineers to review and provide problem-solving recommendations in area of specialization Work closely with Project Manager, client, and title manager or underwriter, as appropriate to meet project timerequirements, and assist with answering questions Read and interpret policies and procedures appropriate for title and title-clearing, per client standards Additional specialized skills, such as preparing real estate documents and memorandums, specific to clients projectsPreferred Qualifications Degree or certification pertaining to right of way, title, paralegal, real property law or mortgage lending, or equivalent experience

Required Qualifications
A minimum of 5 years experience with right of way, title, paralegal, real property law or mortgage lendingMust exhibit knowledge of real estate title practices and principles including underwriting, title insurance and public records researchHave the knowledge and ability to review real estate documents such as design plans, construction plans, appraisals, environmental documents, surveys, deeds, easements, deeds of trust, mechanics liens, tax liens, judgments, assessments, probates and other matters of recordStrong interpersonal skills, the ability to establish and maintain effective working relations with others and excellent oral and written communication skillsUnderstanding of the Uniform Relocation Act, Eminent Domain Process, and applicable county, state and/or federal requirements statutes and ordinances   Ability to work independently with minimal direction and a focus on meeting deadlines on multiple assignmentsHighly motivated with the ability to prioritize and to direct othersWhere required hold a Certification license in the States where work is performedSolid organizational and planning skillsDatabase, ProjectWise and GIS familiarity a plusProficient with MS Office Suite, Webex and Teams

The expected compensation range for this position depends upon skills, experience, education and geographical location. (Stated benefits are for full-time regular positions. Temporary and part-time roles eligible for limited benefits.) Everett/Seattle/Bellevue: $91,980 - $131,400 Olympia: $77,969 - $109,500 Spokane: $77,969 - $104,025 Gig Harbor: $84,315 - 120,450.
