The Retail Leasing team, part of the Property Services organization, leads the real estate strategy and transaction execution for Citizens’ portfolio of over 1,000 retail locations. This team collaborates closely with business lines to define market-level strategies, leveraging financial metrics, market intelligence, facility conditions, and legal factors—including lease terms, zoning regulations, signage codes, and prevailing market conditions.
From strategy development to site selection and transaction execution, the team manages the full lifecycle of each location, working alongside brokers, designers, architects, and construction managers to bring projects from concept to completion.
Role Summary
Reporting to the Head of Retail Leasing, the Senior Real Estate Portfolio Analyst will oversee the transaction lifecycle for a segment of the bank’s retail portfolio. This individual contributor role requires a strategic thinker with strong analytical and negotiation skills.
Key Responsibilities
Analyze financial, economic, market, and branch performance data to inform strategy.Review and interpret lease language; recommend amendments for renewals.Evaluate multiple location options across markets using financial and qualitative criteria.Conduct site visits and market tours with internal and external stakeholders.Present location strategies and options through the internal approval process.Support execution teams with due diligence, design, and construction insights.Negotiate new leases, renewals, subleases, and early lease terminations.Collaborate with facility management, lease administration, and legal teams to resolve landlord disputes.Qualifications
Required:
Bachelor’s degree in accounting, finance, management, marketing, or a related field.Minimum of 7 years of experience in lease or contract negotiation.Proven experience managing leases across a large real estate portfolio.Strong negotiation skills with the ability to balance risk and deal closure.Analytical mindset with the ability to synthesize qualitative and quantitative data.Solid understanding of financial principles that drive real estate decisions.Ability to manage multiple projects simultaneously.Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook).Ability to quickly learn new systems such as Lucernex and Ariba.Work Schedule & Travel
