What this opportunity involves: 

 

We are seeking an experienced Senior Property Manager to optimise and manage the performance of a significant industrial portfolio across NSW and QLD for one of our most valued clients. This role offers the opportunity to work with a leading property and asset management team whilst overseeing a diverse portfolio encompassing financial performance, stakeholder relationships, compliance, operations, and strategic reporting.

 

 

An overview of the role:  

Strategic Portfolio Management

·       Understand and work within the requirements of the Property Management Agency Agreement

·       Provide input for strategic asset management plans and quarterly business plan updates to ensure alignment with fund and client objectives

·       Compile regular and ad-hoc portfolio reports covering financial, building, and lease management matters for the client

Financial Management

·       Prepare and manage portfolio income and expenditure budgets and forecasts, including outgoings reconciliations and annual wash-ups

·       Authorise invoices and manage accounts payable and receivable processes within delegated authority

·       Maximise rental income and deliver on financial targets

Lease Administration & Negotiations

·       Lead and execute lease administration functions, including rent reviews, arrears management, and security bond management, escalating issues as required

·       Manage lease negotiations for renewals, prepare deal analysis, and draft Heads of Agreement for client approval

·       Oversee aspects of tenant fit-out coordination

·       Manage lessor works and engage consultants for overseeing tenant make-good obligations

Client & Tenant Relationship Management

·       Act as the primary champion for customer relationship management, maintaining data integrity in Salesforce and executing the customer engagement plan

·       Handle tenant liaison, including queries and complaints, to maintain positive client relationships

·       Conduct open, constructive, and collaborative relations with all stakeholders

Property Operations

·       Coordinate with Property Services and Engineering staff to manage operational requirements and capital expenditure projects

·       Lead the coordination for property valuations by preparing all supporting documentation and responding to valuer requests

·       Monitor and ensure compliance with all relevant requirements

 

 

Sound like you?  This is what we’re looking for: 

·       Minimum of 3 years' experience in commercial and industrial property management

·       Australian Real Estate Licence is required

·       Strong financial acumen with thorough knowledge of accrual accounting

·       Reputation for providing friendly, timely, and effective service towards clients, tenants, and contractors

·       Proven ability to make decisions and implement solutions within delegated authority

·       Ability to set stretch targets and rigorously monitor personal performance

·       Strong decision-making capabilities that resolve problems and improve operations

·       Excellent relationship-building skills with a focus on continuous improvement

·       Outstanding communication skills across all stakeholder levels

·       Effective time and resource management abilities
