Project Planning & ManagementDevelop comprehensive project plans, schedules, and budgetsDefine project scope, objectives, and deliverablesCreate and maintain project documentation and reporting systemsImplement project management methodologies and best practicesMonitor project progress and performance against established KPIsTeam Leadership & CoordinationLead cross-functional project teams including architects, engineers, contractors, and subcontractorsCoordinate with internal stakeholders and external vendorsFacilitate effective communication between all project partiesConduct regular team meetings and progress reviewsMentor junior project managers and team membersFinancial ManagementDevelop and manage project budgets ranging from $X million to $XX millionMonitor costs and implement cost control measuresApprove change orders and manage budget variationsConduct financial reporting and variance analysisEnsure projects maintain profitability targetsRisk & Quality ManagementIdentify, assess, and mitigate project risksDevelop risk management plans and contingency strategiesImplement quality assurance and quality control processesEnsure compliance with building codes, safety regulations, and environmental standardsConduct regular site inspections and quality auditsStakeholder ManagementServe as primary point of contact for clients and senior managementManage relationships with regulatory authorities and permitting agenciesCoordinate with property owners, tenants, and community stakeholdersPresent project updates to executive leadership and board membersHandle conflict resolution and negotiate solutionsContract & Vendor ManagementOversee contract administration and complianceManage contractor and subcontractor relationshipsNegotiate change orders and contract modificationsEnsure adherence to contractual terms and conditionsEvaluate vendor performance and maintain preferred vendor relationshipsRequired QualificationsEducation & CertificationsBachelor's degree in Construction Management, Civil Engineering, Architecture, or related fieldMaster's degree preferred for senior positionsPMP (Project Management Professional) certification highly preferredLEED AP certification advantageousRelevant state licensing as requiredExperience7-12+ years of construction project management experienceExperience managing projects valued at $10M+Background in commercial real estate, office buildings, or similar CRE projectsExperience with design-build, CM at-risk, and traditional delivery methodsTechnical SkillsProficiency in project management software (MS Project, Primavera P6)Knowledge of construction technology and building systemsUnderstanding of BIM (Building Information Modeling)Financial modeling and budget management capabilitiesContract law and construction legal principlesCore CompetenciesStrong leadership and team management skillsExcellent communication and presentation abilitiesProblem-solving and critical thinking capabilitiesNegotiation and conflict resolution skillsAttention to detail and organizational skillsAbility to work under pressure and manage multiple prioritiesPerformance MetricsProject delivery on time and within budgetClient satisfaction scoresSafety record and incident ratesQuality metrics and defect ratesTeam productivity and retentionProfit margin achievementSuccessful change order management
