Duties & responsibilities
As Senior Project Manager (SPM) you will be expected to contribute independently the tasks below.
This means you are able to demonstrate a high familiarity with the subject matter and are able to produce these deliverables with little to no guidance from senior team members.
Senior Project Managers will validate and oversee deliverables produced by Project Coordinators, Assistant Project Managers and Project Managers. It is expected a SPM can manage between 3-6 projects at various stages.
As the Senior Project Manager, you are expected to take responsibility for the effective management of all phases of a project (or projects) from initial establishment to handover and project closure of your projects as well as any persons you manage. The role requires coordinating thought and leadership skills to encourage maximum contributions of all participants in the project and focus these to maximise outcomes for all stakeholders. Ensure monthly project deliverables are completed, these include, Project Delivery Plans, Monthly Status Reports, Anticipated Cost Reports, Meeting Agendas and Minutes
The SPM’s role encompasses comprehensive oversight of project planning, execution, and delivery. Key responsibilities include establishing and managing the project budget, creating detailed timelines with clear milestones, and maintaining an up-to-date risk register. You lead communication efforts through regular meetings, reports, and documentation. The SPM oversees the procurement process, from preparing RFPs to leading contract negotiations and administration.
Financial management is crucial, involving cost reporting, cash flow management, and handling variations. The role demands strong leadership in value engineering, design review, and buildability analysis to optimize project outcomes. Implementing and maintaining health, safety, and environmental systems is a priority, ensuring compliance across the project team.
The SPM focuses on quality control, ensuring all deliverables meet high standards and positively represent the company. You must be capable of running the project independently in the absence of senior management. This multifaceted role requires a blend of technical expertise, financial acumen, strong communication skills, and leadership abilities to successfully navigate complex projects from inception to completion, while adhering to budget constraints and quality standards.

A SUCCESSFUL PROJECT
As a Senior Project Manager, you have a responsibility as a leader to contribute to the development of less experienced colleagues through mentoring and coaching in all aspects of project management. You are tasked with establishing and implementing an effective organizational structure for reporting, communication, and working procedures within each project. You lead the project team, assembling and effectively guiding consultants, contractors, and suppliers to achieve optimal performance from all team members. Taking a proactive role in delivering successful projects, the SPM represents the client's best interests from inception to completion while establishing and maintaining positive client relationships.
Working closely with the project team, the SPM strives to achieve the best possible performance from all members. You represent and promote the company throughout the project, ensuring accurate and timely project reporting. The SPM is responsible for producing detailed monthly reports covering safety, environment, program, resources, budgets, risk, and profitability.
During the construction phase, the manager ensures that Jones Lang LaSalle provides appropriate supervision commensurate with their role. You establish and implement a suitable quality control system, leading the identification, mitigation, and reporting of project risks to ensure on-time and under-budget delivery. The SPM utilizes JLL technology to support project management efforts.
BUSINESS OUTCOMES
In terms of business outcomes, the manager develops relationships with other business lines within JLL and introduces opportunities where possible. You nurture relationships with existing clients to increase JLL's profile and exposure. Managing project revenue and payment cycles to avoid bad debt is another crucial responsibility. The manager assists in preparing EOIs and pricing submissions to win new work, develops quality templates using Project Toolkit, and contributes to external industry award nominations to promote the business.
LEADERSHIP
Leadership responsibilities include creating an environment that encourages team member contributions, setting objectives and measurable goals, and acting as a role model by embracing JLL's values of Teamwork, Ethics, and Excellence. The manager coaches and develops staff, providing regular feedback and guidance.
RELATIONSHIP BUILDING
Personal effectiveness is demonstrated through setting stretch targets, developing and monitoring team operation plans, seeking advice from senior staff, delegating effectively, and making tough decisions when necessary. The manager promotes open, constructive, and collaborative relations with superiors, subordinates, peers, and clients, gaining respect within JLL and the broader business community.
COMMUNICATION
Effective communication is crucial, with the manager regularly sharing plans and performance clearly and motivationally. You maintain positive lines of communication with clients and other stakeholders, listen effectively, and communicate through actions and example. The manager also analyzes completed projects to promote successes and lessons learned, including case studies for the broader business.
Key skills include confidently managing project delivery, proficiency in various software tools, understanding the legal environment of projects, conducting commercial negotiations, and comprehending obligations related to ISO standards and EHS legislation. The manager should be able to assess clients' needs, assist in commercial assessments of new projects, understand different delivery methods, and contribute to project proposals and presentations.
Employee specification
A degree in a relevant Architecture, Engineering, Project or Construction Management related discipline or related field and ten (10) years’ experience or a combination of formal education and experience in excess of twelve (12) years, seven of which must be related to Design, Construction, or Project Management.
• Relevant project experience in the government sector projects
• Strong understanding of PSPC and other government Contracts
