Senior Project Manager - Project Delivery Team Lead

Mixed-use Development.

Location: New Cairo, Egypt

Position Overview: We are seeking an experienced Senior Project Manager to lead our project delivery team on one of the most prestigious and high-profile developments in New Cairo. This role requires a strategic leader with proven expertise in managing large-scale real estate projects, coordinating multidisciplinary teams, and ensuring exceptional project outcomes that meet the highest standards of quality and client expectations.

Key Responsibilities:

Project Leadership & Delivery Lead the end-to-end delivery of this flagship development project, ensuring completion on time, within budget, and to the highest quality standards. Develop comprehensive project plans, establish key milestones, and implement robust governance frameworks to track progress and manage risks effectively. Serve as the primary point of accountability for all project delivery aspects.

Team Management Build, lead, and mentor a high-performing project delivery team including project coordinators, engineers, architects, and support staff. Foster a collaborative and results-oriented culture that drives excellence. Manage team resources, workload allocation, and professional development to ensure optimal performance throughout the project lifecycle.

Stakeholder Engagement Serve as the primary liaison between the client, contractors, consultants, regulatory authorities, and internal stakeholders. Manage expectations, facilitate clear communication, and build strong relationships to ensure alignment and project success. Present regular project updates to senior leadership and key stakeholders.

Budget & Financial Management Oversee project budgets, manage cost controls, and ensure financial performance aligns with approved budgets. Review and approve contractor invoices, change orders, and financial forecasts. Identify cost-saving opportunities without compromising quality or timeline commitments.

Quality & Compliance Ensure all project activities comply with Egyptian building codes, international standards, safety regulations, and contractual requirements. Implement quality assurance processes and conduct regular site inspections to maintain the prestigious nature of the development.

Risk & Issue Management Proactively identify potential risks and develop mitigation strategies. Resolve complex project challenges through analytical problem-solving and decisive action. Escalate critical issues appropriately while maintaining project momentum.

Required Qualifications:

Bachelor's degree in Engineering, Architecture, Construction Management, or related field; Master's degree or PMP certification preferredMinimum 15-20 years of progressive project management experience in real estate development or constructionProven track record leading large-scale, high-value projects (minimum $50M USD) from inception through completionDemonstrated experience managing multidisciplinary teams of 15+ membersDeep understanding of Egyptian construction regulations, permitting processes, and local market dynamicsStrong commercial acumen with experience managing project budgets exceeding $100M USD

Exceptional leadership and people management capabilities with ability to inspire and drive team performanceOutstanding communication and stakeholder management skills in both English and ArabicAdvanced proficiency in project management software (Primavera P6, MS Project, Procore)Strategic thinking combined with meticulous attention to detailStrong negotiation and conflict resolution abilitiesProven ability to thrive in fast-paced, high-pressure environmentsResults-driven mindset with unwavering commitment to excellence

Desirable Experience:

Experience with mixed-use developments, luxury residential, or commercial projectsKnowledge of sustainable building practices and LEED certification processesExperience working with international consultants and contractorsTrack record of delivering iconic or landmark projects
