Senior Project Lead - Commercial Fitout ProjectsPosition Overview

We are seeking a dynamic Senior Project Lead to spearhead our commercial fitout and interior construction division. This leadership role is perfect for an accomplished construction professional who thrives on managing complex, high-value projects while developing exceptional teams and cultivating lasting client relationships. You'll be at the forefront of transforming commercial spaces, leading projects that reshape how organizations work and interact.

Project Portfolio: $500K - $5M+ commercial fitout projects
Team Size: 8-12 direct and indirect reports
Reporting to: Project Director

What You'll Accomplish🎯 Project Planning & Execution

Lead end-to-end project delivery from initial design review through final handover and warranty period

Develop comprehensive project strategies including scope definition, resource allocation, and milestone planning

Maintain project schedules using advanced planning tools, ensuring 95%+ on-time delivery rate

Drive continuous improvement in project delivery methodologies and client satisfaction scores

Coordinate complex phased installations in occupied buildings with minimal business disruption

🤝 Client Relationship Management

Serve as primary client liaison for enterprise-level accounts and repeat customers

Conduct regular stakeholder meetings and provide transparent project communications

Manage client expectations proactively, addressing concerns before they impact project outcomes

Develop long-term strategic partnerships that generate 30%+ repeat business opportunities

Present project updates to C-suite executives and facility management teams

👥 Team Leadership & Development

Build and mentor high-performing teams of project managers, coordinators, and field supervisors

Conduct performance reviews and create individualized development plans for team members

Foster collaborative culture that promotes innovation, accountability, and professional growth

Resolve conflicts efficiently while maintaining team morale and project momentum

Lead recruitment efforts for key project team positions

🔧 Vendor & Subcontractor Coordination

Manage vendor relationships with 15-20 specialized trade partners and suppliers

Negotiate contracts and ensure competitive pricing while maintaining quality standards

Oversee subcontractor performance including safety compliance, quality delivery, and schedule adherence

Develop strategic partnerships with key suppliers to enhance project capabilities and cost efficiency

Coordinate complex multi-trade installations requiring precise sequencing and logistics

✅ Quality Control & Compliance

Implement quality assurance programs ensuring 98%+ client satisfaction ratings

Ensure full compliance with building codes, safety regulations, and industry standards

Conduct regular site inspections and quality audits throughout project lifecycle

Manage permit processes and coordinate with regulatory authorities

Oversee final commissioning and punch list completion to client specifications

💰 Budget & Timeline Management

Manage project budgets ranging from $500K to $5M+ with <5% variance from approved budgets

Monitor financial performance through detailed cost tracking and forecasting

Optimize resource allocation to maximize profitability while exceeding client expectations

Identify and mitigate risks that could impact schedule or budget performance

Prepare comprehensive financial reports for senior leadership and client stakeholders

What You BringExperience & Education

12-15+ years of progressive experience in commercial fitout, interior construction, or related fields

Proven track record managing complex projects valued at $500K-$5M+

Bachelor's degree or equivalent technical education in Construction Management, Architecture, Engineering, or related discipline

Core Competencies

🎯 Project Leadership Excellence

Expertise in scheduling software (Primavera P6, MS Project)

Strong financial acumen with budget management and cost control experience

Risk assessment and mitigation strategy development

🏗️ Technical Expertise

Deep knowledge of fitout construction methods, materials, and industry best practices

Understanding of MEP systems integration in commercial environments

Familiarity with sustainable construction practices and LEED requirements

Experience with BIM coordination and clash detection processes

💼 Business Acumen

Strategic thinking with ability to align project goals with broader business objectives

Contract negotiation and vendor management experience

Understanding of commercial real estate market dynamics

Experience with design-build and construction management delivery methods
