Senior PM, Facilities, Global Operations
The Facilities Operations and Emergency Maintenance Program Manager position is responsible for managing the tactical execution of day to day oversight of all company facilities operations activities to support the Store Development Team. This position resides in the Southern California Regional office in Glendale CA and reports to Senior Team Leader Facilities Operations and Maintenance. Manages the day to day operations of store critical infrastructures, provides operational and emergency facilities support of break/fix issues at the store level, managing work orders through CMMS platform from cradle to grave. This includes validating scope of work, ensuring correct partner is dispatched along with the appropriate priority level to minimize business interruption. Works to implement consistent state of the art best practices in our stores and facilities to preserve company assets and extend the useful working life of our equipment. Supports programs that promote team member safety in our facilities. Maintains and manages relationships with our service providers in the field and fosters a win-win partnership with accountability. The role is 5 days a week in office, day travel to assigned stores is recommended to address repeat issues. There may also be a need on occasion for overnight travel which requires leadership approval. This position also will be part of an on call after hours emergency support rotation approximately one week every two months. This position will also be assigned miscellaneous projects as they come up.

Key job responsibilities
* Supports the implementation and use of the global work order management systems (Procore and Corrigo). Approves service invoices to ensure consistent invoicing and warranty utilization.
* Controls and monitors maintenance schedules, ‘repair and maintenance’ budgets and also recommends cap spend vs R&M expense
* Provides regular feedback to Program team with local information into the broader processes to negotiate, monitor, and evaluate the master service agreements for critical facility systems, including but not limited to: fire and life safety, refrigeration, HVAC, grease trap, plumbing, and electrical.
* Monitors and reports on the service provider quality and cost. Recommends contract adjustments or cancellations.
* Facilitates communication between internal and external stakeholders
* Supports and participates in store walks to ensure building is properly maintained and equipment is in good shape
* Provides the Infrastructure Operations support for assigned stores.
* Handles routine facilities-related questions and escalations
* Escalates complex or unexpected questions to higher levels.
* Monitors the store-related expenses, systems performance, equipment, and other factors to identify trends for reporting.
* Performs other duties as assigned.
* Review weekly EMS alarm reports to help identify ongoing issues and opportunities to reduce shrink, connect remotely, and help with contractor diagnosis of problems.

A day in the life
A day in the life involves living in the work order management tool managing all activity related to assigned stores, the store teams and operations are our customers. Follow up on work status, review and act on quotes/invoices accordingly. Attend meetings assigned. Respond to email requests, following up with service providers on schedule, parts etc. As needed, will order parts direct when reviewing quotes from providers for cost savings. Provide TL with trends to address opportunities.
