Title: Senior Manager, Valuation
Reports to: Chief Financial Officer of ERES and VP Finance
Position Summary: Reporting to the Vice President, Finance, the Senior Manager, Valuation will be responsible to develop valuation models on annual basis and update them on quarterly basis. The Senior Manager will oversee the valuation function internally and leverage technology to produce high quality reports and improve efficiency.
Responsibilities:
Create and update valuation models for the Canadian portfolio primarily using excel and other BI tools (BPC)Act as a liaison between CAPREIT and the external appraisersFor internally appraised properties, prepare and update valuation models quarterly using budgeted net operating income, other market assumptions for NOI, and capitalization ratesFor externally appraised properties, review the appraiser’s valuation modelsFor externally appraised properties, input all necessary NOI updates for valuation models for interim reporting purposesReview the NOI forecast on quarterly basis, and use it to update valuation modelsCollaborate with financial planning and analysis and acquisition teams to validate data used in the valuation modelsPrepare high level analysis for the quarter-end and annual valuations for management and the boardPrepare detailed valuation report on an annual basis for internally appraised propertiesConduct market research to validate the data and support assumptions used in the valuation modelsAssist the acquisition and development teams with appraisals and models, as and when needed Oversee a small valuation teamRequirements:
AACI, or CBV designationAdvanced skills in excel is requiredFinancial modeling7+ work experience in commercial real estate providing high quality property valuations; experience in multifamily will be desirableAttention to detail and analyticalStrong leadership and communication skills with ability to work in a team environment with tight deadlines
