JOB TITLE | Senior Facilities Specialist, Lease Compliance & Surrenders

OVERVIEW

This role ensures Ferguson meets its lease obligations while strategically managing facility closeouts and surrenders. The position enhances landlord contributions, resolves lease ambiguities, and protects Ferguson’s financial and operational interests at the end of lease terms. By combining lease compliance expertise with closeout execution, the role delivers cost avoidance, operational efficiency, and risk mitigation across the enterprise portfolio.

JOB DESCRIPTION

Serve as a high-level subject matter expert in a specialized area of Facilities Management, providing strategic insight, advanced analysis and technical expertise to enhance operational efficiency.Validate lease agreements, amendments, and addenda to determine landlord versus tenant responsibilities for maintenance, repairs, and Fire Life Safety (FLS) systems.Negotiate with landlords to secure contributions or full coverage for applicable repair and maintenance costs, documenting monthly cost avoidance outcomes.Support Regional Facilities Managers by engaging landlords, resolving lease disputes, and managing issues related to noncompliance or ambiguity.Assist with critical initiatives and special projects requiring lease analysis, landlord coordination, and documentation to align operational decisions with lease terms.Fully own and manage dark locations from the point of operational closure until lease surrender or sale. Oversee third-party vendor activity related to building surrender, ensuring compliance with lease obligations and timelines.Support corporate initiatives through data-driven decision-making, process optimization and vendor performance management.Monitor and manage budgets, capital planning, financial reports, vendor contracts, expenditures, and purchase orders related to facility operations, ensuring cost control and alignment with company objectives.Prepare and deliver consolidated reports, including key performance indicators and periodic reviews of all facility activities, to support strategic decision-making and ensure alignment with company goals.Act as a trusted advisor to internal partners, including executives and cross-functional teams, by providing strategic recommendations and insight into Facilities Management best practices.Oversee vendor management, including reviewing contracts, ensuring service level agreements (SLAs) are met, and verifying the accuracy of completed work and proposals.Ensure consistent and high-quality delivery of facility services, including maintenance, operational support, safety, and compliance.Maintain strict adherence to company compliance standards, as well as Health, Safety, and Environment (HSE) policies and procedures.Leverage data and analytics to enhance service delivery, equipment reliability, and operational performance.Identify and implement best practices for cost reduction, operational improvement, and long-term facility planning.Perform additional duties and responsibilities as assigned by leadership.

ABILITIES

Exceptional ability in Organization, Group Problem Solving, Teamwork, Relationship Building, Time Management and Communication both written and verbally.Ability to engage effectively with partners at all levels, internal and external, including the Executive Leadership Team, and act as a strategic advisor.Perform with a strong sense of urgency, with high expectations, around driving costs from the company P&L and best preparing Ferguson for future growth.

EDUCATION / EXPERIENCE

5+ years’ relevant experience preferably within Real Estate and Facilities at a corporate level.Bachelor’s degree in facilities management, business management, technical facilities, or a similar field preferred.Experience managing/supporting multi-location industrial or retail portfolios with a focus on operational improvement.

JOB REQUIREMENTS

Ability to travel up to 20% of the time.Ability to manage multiple priorities and deadlines in a fast-paced environment.

Actual pay rate may vary depending upon location. The estimated pay range for this position is below. The specific rate will depend on a candidate’s qualifications and prior experience.

$6,900.30 - $11,275.00

Estimated Ranges displayed are Monthly for Salaried roles OR Hourly for all other roles.

This role is Bonus or Incentive Plan eligible.
