We are hiring a **Senior Director of Facilities** to be part of our Development team. The Senior Director of Facility Maintenance at Monte Nido will be responsible for overseeing all aspects of facility management across a varied portfolio. The portfolio includes more than 50 properties in 14 states and consists of owned and leased homes, medical office, hospitals, general office and residential apartments. This Leader will report to the COO and will manage a team responsible for a team of 25+ Facility Maintenance (FM) managers, FM technicians, drivers, housekeepers, third party vendors and management and maintenance of the organization's vehicle fleet. The primary responsibilities include developing and implementing a comprehensive FM process and tracking system, directly managing the expenses for Repair & Maintenance across the portfolio, capital/budget planning and execution, and project managing construction projects from concept to completion as assigned within the FM lane. This role requires a positive and solution-oriented attitude, solid and clear communication skills, and collaboration across teams and is instrumental to the success of our wider Real Estate team to ensure the safe, effective, and compliant operation of our centers and vehicles. Responsibilities Include: Facility Management: + Oversee the full scope of facility maintenance of all properties. + Develop and implement preventive maintenance programs to extend the life of equipment and reduce downtime. + Develop and implement a robust facility maintenance process and system to establish and track the condition of all properties in the portfolio. + Monitor and ensure a safe and comfortable environment for clients and team. + Collaborate with across departments to address facility maintenance, security concerns, and emergency preparedness. Vehicle Fleet Management: + Oversee the management and maintenance of the organization's vehicle fleet, ensuring vehicles are safe, reliable, and compliant with regulations. + Develop and maintain vehicle policies and procedures. Team Leadership: + Hire, train, mentor, and evaluate a team of facility management professionals. + Foster a culture of safety, accountability, and continuous improvement within the team. Financial Management: + Manage repair & maintenance budget, including cost control and optimization strategies and procurement of necessary supplies and services ensuring cost-effective operations. + Participate in the development of the capital budget and management for facility maintenance needs. Construction Project Management: + As assigned, the direct involvement and/or oversee the management of construction projects from initial concept development to floor plans, permit acquisition, general construction, and project closeout. + Collaborate with internal and external stakeholders to ensure projects are completed on time and within budget. Cross-Functional Collaboration: + Work collaboratively with other departments such as Finance, Operations, Compliance, Legal, and HR to align facility maintenance initiatives with company goals. + Ensure compliance with relevant regulations and standards. Qualifications: + Bachelor's degree in Facilities Management, Construction Management, or a related field. + Professional certifications in Facilities Management or related fields are preferred. + Experience with WorxHub product as an FM tracking system would be beneficial. + Proven experience in facility maintenance management, including leadership roles in high-volume growth companies. + Strong financial acumen, including P&L management experience and experience with capital forecasting. + Proficiency in developing and executing FM processes and systems, including property condition assessments. + Familiarity with regulatory requirements related to facility maintenance and construction. + Excellent project management skills with a thorough understanding of the construction process. + Experience in managing vehicle fleets and associated compliance. + Exceptional leadership and team-building skills. + Excellent communication and interpersonal skills and ability to communicate complex ideas clearly. + Strong analytical and problem-solving skills. Travel/Office Requirements: + At times, this role will require heavy travel > 50%, but flexible based on the needs to manage to the FM team.
