We are seeking a Senior Director, Greater China Real Estate Debt & Special Situations Advisory to join JLL Capital Markets in Hong Kong. This senior role will focus on originating and executing high-profile real estate debt and special situations transactions across Hong Kong and Mainland China, leveraging JLL’s unparalleled platform and relationships.
The successful candidate will be a senior debt originator and transactor, working closely with borrowers (PERE funds, developers, corporates) and lenders (banks, credit funds, distressed investors) to structure and negotiate refinancings, recapitalizations, and special situations financings in a challenging market environment.

1. Cross-Border (HK-PRC) Refinancing & Recapitalization Solutions
Advise international PERE funds on refinancings, loan extensions, and negotiations for non-recourse CRE financings in Mainland China (Tier 1/2 cities)Provide credit management solutions (CNH swaps, amortization deferrals, intercreditor amendments, offshore loan transfers)Assist lenders in disposing of offshore loan positions to credit investorsSupport borrowers in transitioning to onshore-only financings2. Hong Kong Special Situations & NPL Advisory
Originate and execute debt advisory mandates for banks, credit funds, and borrowers (PERE sponsors, developers, family offices)Lead HK NPL transactions (single loans & portfolios), collaborating with JLL’s Singapore-based distressed debt specialistsLeverage JLL HK’s leasing & capital markets teams to identify new opportunities3. Opportunistic PRC Onshore Special Situations
Originate onshore special sits, mezzanine, and preferred equity transactions in Tier 1 PRC citiesPlace deals with domestic trust financiers, distressed funds, and alternative lenders4. Execution & Business Development
End-to-end deal execution (structuring, negotiation, closing)Work closely with APAC Debt team (Singapore) on strategy and live transactionsConduct site visits (HK & PRC) with borrowers/lenders as neededKey Competencies & Requirements
Must-Have:
Fluent in English, Mandarin, and Cantonese (business proficiency)12+ years in real estate credit structuring/syndication, with 5+ years in Greater ChinaDeep expertise in onshore/offshore non-recourse CRE financing & regulatory nuancesStrong relationships with HK developers, PERE funds, banks, and credit investorsUnderstanding of HK/PRC NPLs, refinancings, and special sits transactionsSelf-starter mindset with strong negotiation & communication skillsHighly Preferred:
