We are seeking an experienced and dynamic Design Manager or Senior Design Manager to join our Design & Build team in Hong Kong. The successful candidate will lead multidisciplinary design efforts across a diverse portfolio of corporate office projects—from small fit-outs to large-scale headquarters—ensuring design excellence, client satisfaction, and seamless integration with construction delivery. 

This role requires strong leadership, fluency in local and international design practices, and deep familiarity with the design-and-build project delivery model. The ideal candidate will be a collaborative design professional who can inspire teams, manage stakeholder expectations, and drive projects from concept through to completion. 

Key Responsibilities 

Lead and mentor a team of designers and technical staff, fostering a culture of creativity, accountability, and continuous improvement. 

Serve as the lead designer on assigned projects, ensuring alignment with client brand, functional requirements, sustainability goals, and budget. 

Drive creativity and storytelling to create compelling proposals and projects 

Oversee documentation, contractor communication and site works together with our internal and external consultants. 

Collaborate closely with JLL’s project management, cost consultancy, sustainability consultancy and construction teams to deliver fully integrated design-and-build solutions. 

Manage all phases of the design process—including programming, concept design, schematic design, design development, and construction documentation—in coordination with internal and external consultants. 

Liaise effectively with clients, architects, contractors, and authorities, acting as a trusted advisor throughout the project lifecycle. 

Ensure compliance with Hong Kong building regulations, fire safety codes, accessibility standards, and green building certifications (e.g., BEAM Plus, WELL, LEED). 

Contribute to business development efforts, including proposal writing, client presentations, and design strategy workshops. 

Qualifications & Skills 

Bachelor’s or Master’s degree in Architecture, Interior Design, or a related field. Professional registration (e.g., HKIA, HKIDA) is an advantage. 

Minimum of 8–12 years of experience in interior architecture or workplace design, with at least 5 years focused on corporate office projects in Hong Kong. 

Proven track record leading design teams and managing multiple concurrent projects of varying scales (from 5,000 sq ft to 100,000+ sq ft). 

In-depth understanding of the design-and-build delivery model, including design coordination with construction sequencing, value engineering, and fast-track delivery. 

Fluency in English, Cantonese, and Mandarin—essential for client communication, team leadership, and coordination with local authorities and contractors. 

Proficiency in industry-standard software (Revit, AutoCAD, Adobe Creative Suite, Sketchup, Enscape, Adobe Creative Suite and/or similar visualization tools). 

Strong interpersonal, presentation, and negotiation skills, with a client-first mindset. 

Experience working within a multidisciplinary consultancy or integrated delivery environment is highly preferred. 

Ability to lead a team of diverse backgrounds and skills, and cultivate a culture of creativity, learning and teamwork.
