The Opportunity

Cushman & Wakefield’s Dublin Building Consultancy team is seeking a Senior Building Surveyor to support the continued growth of its professional advisory service line across Ireland.

This role is focused on Technical Due Diligence (TDD), dilapidations and professional building surveying instructions. It is not project-management led.

You will join a growing Ireland PDS platform advising institutional investors, lenders, asset managers and corporate occupiers across office, industrial & logistics, retail and mixed-use assets.

Role Purpose

Deliver high-quality professional building surveying advice across Ireland.

Lead Technical Due Diligence and dilapidations instructions.

Provide commercially focused advisory support on acquisitions, disposals and lease events.

Contribute to the continued growth of the Dublin Building Consultancy team.

Key Responsibilities

Technical Due Diligence

Lead and deliver acquisition and vendor TDD reports.

Assess building condition, lifecycle risk and capital expenditure exposure.

Provide pragmatic, commercially aligned advice to investor and lender clients.

Coordinate specialist consultants where required.

Dilapidations

Prepare and negotiate schedules of dilapidations on behalf of landlords and tenants.

Advise on lease obligations and exit strategies.

Lead negotiations and settlements.

Professional Advisory

Undertake condition surveys and building pathology investigations.

Prepare reinstatement cost assessments (RCA) where required.

Interpret lease documentation and advise on repairing liabilities.

Client & Commercial

Act as day-to-day contact for clients.

Build and maintain strong client relationships.

Support fee proposals and contribute to business development activity.

Identify cross-selling opportunities across the wider PDS offering.

Experience & Qualifications

Chartered Building Surveyor (MRICS or SCSI equivalent).

Proven experience in Technical Due Diligence and dilapidations within consultancy.

Strong understanding of the Irish commercial property market.

Excellent report-writing and negotiation skills.

Commercially aware and confident in client-facing environments.

Ability to manage multiple instructions and deadlines effectively.
