Reliability Engineer

What this job involves: As a Reliability Engineer at JLL, you will provide reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets. In coordination and full collaboration with the Engineering Services Reliability & Asset Management COE, you will be responsible for implementing a strategic asset management plan to integrate clients existing systems including building automation, energy management, maintenance programs and life-cycle asset management approach. You will develop analysis methods to determine reliability of components, equipment, and processes in accordance with JLL's enhanced Reliability & Asset Management program. This role offers opportunities for growth and career development, with potential responsibility for management of junior staff as the team develops.

What your day-to-day will look like:

• Work under general direction of Engineering Services Reliability & Asset Management platform for instruction in deploying client's strategic asset management plan with matrix reporting back to the clients lead engineer (FM)

• Integrate data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions

• Support all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance

• Conduct program and system/equipment audits on a periodic and as needed basis focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation

• Create and manage equipment preventative maintenance (PM) tasks for continuous improvement and PM optimization

• Rank the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and define the proactive maintenance approaches that are cost-beneficial to the business

• Create and conduct Reliability studies, as well as understanding drawings and schematics

• Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio

• Investigate new technologies for reliability improvements

• Facilitate/support operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow-up monitoring conducted

• Plan and perform engineering operations, monitor operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis

• Incorporate condition-based maintenance (CbM) and predictive testing and inspection (PT&I) technologies and conduct equipment condition assessments

• Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history

• Develop and maintain "Key Performance Indicators" of equipment reliability

• Execute multi-discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations

• Compile and prioritize portfolio wide findings for client capital planning and lifecycle asset management programs

• Support commissioning activities for all upgrade, renovation, and construction projects

Required Qualifications:

• BS in an Engineering discipline, mechanical or electrical preferred

• Five to 10 years' experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems

• Thorough understanding of asset management, data analytics, and capital planning approaches

• Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems

• Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems

• Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required

• Ability to use variety of Computerized Maintenance Management Systems and IT tools

• Proven ability to read, comprehend and apply information from technical manuals and other reference materials

• Ability to make informed recommendations in situations where data sets may be incomplete

• Strong Microsoft Excel skills and ability to manipulate large amounts of data accurately using different spreadsheet formats

• Strong interpersonal skills and collaborative approach

• Self-starter with flexible and open-minded approach to working

• Systematic approach to work with high attention to detail

• Ability to work without direct supervision

Preferred Qualifications:

• Experience in critical/ regulated environments (data centers, laboratories, manufacturing environments, automotive, petro-chemicals, pharmaceuticals etc.)

• Experience with predictive maintenance technologies including vibration analysis, oil analysis, infrared Thermography, ultrasound, and motor current analysis

• Experience with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis

• Certified Reliability Leader certification

• Certified Maintenance Reliability Professional certification

• Level 2 thermography certification

• Level 2 vibration certification

• Level 2 ultrasound certification

Estimated compensation for this position:

100,000.00 – 110,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
