The Regional Maintenance Director (RMD) will serve as an advisor, trainer, educator and auditor and will assist and support the Regional Vice Presidents, Administrators and Maintenance Directors in managing the Maintenance and LSC functions of the facilities. The RMD will assist the facilities and coordinate safety in servicing as needed. The RMD will conduct facility assessments as they relate to Life Safety Code and maintenance, providing direction to ensure
compliance with THHS, CMS and local AHJ requirements. The RMD will provide support to facility Administrators during the interview process of Maintenance Directors and advise on potential hires in this position. The RMD will manage and oversee repairs and replacements of capital equipment and systems. The RMD will oversee the required approval process to execute capital expenditures and ensure invoicing of capital expenditures is completed per approved
processes. The RMD will evaluate, react and manage emergency situations related to any LSC or essential equipment issues at the facility and communicate adequately with all involved parties, providing timely reporting and updates to VP of Plant Operations and the Executive Team as necessary.
Utilize observation and staff interviews to evaluate maintenance of the facility and essential equipment and Life Safety Code compliance to promote safe operating conditions. (i.e., Impact of facility environment and safety, functional and clean equipment, and maintenance devices etc.). Review policies and procedures adopted by the company to promote regulatory compliance as related to Life Safety Code and maintenance. Review preventive maintenance programs and licensed contracted services related to Life SafetyCode. Perform onsite audits and mock surveys of facilities to ensure maintenance, LSC and company compliance. Document audits and provide documentation to required groups. Review facility reports (i.e., Disaster Plans, TELS documentation, Annual, Semi Annual & Quarterly Service Agreements, etc.). as part of routine audit process. Attend corporate and regional meetings as necessary. Provide training to Administrator and facility staff as it pertains to Maintenance and Life Safety Code. Research other training methods, materials and resources to provide support to the facilities. Set and provide a weekly work schedule that is proactive and adequate to execute the duties of the job and includes adequate in-person facility visits to perform essential functions of the position. Travel expectation is 75% of the scheduled work week. Manage and comply with travel policies and expense reporting requirements. Manage email and phone communications daily to ensure proper support is provided to the facilities and regional teams. Response to critical communications are required immediately. Track and submit proposed expenditure requisitions. Review and approval of Maintenance GL invoices. Manage projects and be able to track progress of projects utilizing an excel format project tracker. Assist with proposed annual budget expenditures. Be available 24/7 to respond to emergencies that affect the residents’ safety or wellbeing. If not on approved PTO. May be necessary to assist in the evacuation of residents during emergency situations. Any other duties deemed necessary by VP of Plant Operations to maintain our facilities and keep our residents safe.
