About the role:

Responsible for policy conformance and enforcement, safety performance, budget and cost control, quality control, maintenance process development and conformance, job planning and scheduling, and CMMS management.Coordinates maintenance activities throughout customer/client portfolio to ensure effective, efficient maintenance performance.Assist in the development of long-range planning in support of the customer/client and the company’s goals and objectives.Oversee day-to-day operations of facilities, high rise or campus ensuring that all services are effectively delivered, and facility needs are met including custodial, life-safety, engineering, and general maintenance.Ensure that staff implements and provides these services in a manner consistent with C&W policies and ownership directives.Manage service contracts cost effectively. Responsible for all aspects of service delivery pursuant to these contracts, responsible for periodic and ongoing performance and financial review, conducting RFPs, and assuring payments and invoicing match contract pricing.Initiate audit & control systems to ensure statutory, policy and contractual commitments are met.Lead the facility management team in the supervision of maintenance programs relating to the interior and exterior conditions and appearance and operation of the facilities. Ensure that facility management staff consistently provides positive and prompt response to requests from the client and building tenants/occupants.Ensure facility management staff implements ongoing contract review programs to constantly assess client, tenant and occupant needs and to assure problems are being solved promptly and to the mutual benefit of the tenant, owner, and the properties.Prepare and deliver consolidated reporting and reviews of all budgets, financial reports (monthly), contracts, expenditures and purchase orders related to the facility(s) or complex.Assist in development of capital and operating budgets for the property. This includes contributions towards a five-year plan of maintenance, facility improvement and cost reduction initiatives.Coordinate the collection, analysis and reporting by the facility management team of statistical data and analysis to provide accurate and current assessment of facility management objectives, work order productivity, cost savings and improvements.Review work order metrics and system to identify service gaps and recurring issues and provide corrective actions.Approve all positions and direct the hiring, training, and motivational activities of the facility management staff.Ensure that facility management staff require all tenants and vendors comply with insurance requirements and coordinate all claims as required.Effectively performance manage and support the assigned team of direct and indirect reports to achieve their respective and aligned goals and objectives.Deliver the assigned KPI and related goals and targets (such as commercial and savings related) as assigned / imposed from time to time by the account leadership team.Bring forward and apply a high degree of meaningful subject matter expertise and thought leadership to improve and develop operational and business processes and procedures.Actively engage, develop, and support effective business relationships with clients, colleagues, management, direct and indirect reports, and the wider GOS and IFM communityAssist with support of key operational and functional pillars of the IFM business including but not limited to – risk, compliance, and governance, procurement (including supply chain management), technical and engineering services, safety, environment and sustainability, partnership management and other areas of operational focus as required.Engage and operate as part of the senior business leadership team within the GOS community, support and participate in wider business level engagement and activities.

About you:

A minimum of 10 years’ experience within Real Estate, Facilities Management, or a comparable industry, ideally with Asia Pacific experience – including senior management level roles and accomplishments; and,a formal qualification in Real Estate, Facilities Management, or a related Business Degree or equivalent in additional relevant experience and career achievements; and,proven people leader, manager, and developer experience – can demonstrate people and stakeholder management experience as both leader and team member; and,demonstrable technical and operational experience and capability in a facilities / property management capacity, including ability to interpret and understand technical information (plans, drawings, specifications, technical manuals etc.).Advanced customer service and management capabilities – able to demonstrate relationship and stakeholder management capability to an advanced level; and,Self-starting, self-managing, self-teaching with an outcome orientated disposition – able to work unsupervised according to assigned goals and objectives within the given governance and support framework, andBehaviorally outgoing, enthusiastic, and motivated character – prioritizes trust and respect in employment and business relationships, and proficient communicator via oral, written and all commonly deployed presentation mediumAbility to travel, including internationally, in support of the role as and when required.
