AME Regional Account Director, Work Dynamics 

Asia Pacific 
 

Position Title: Regional Account Director (AME) 

Location: Hong Kong (Client Site) Scope: Facilities Management, Engineering, Workplace Experience, and Small Works Projects 

Position Summary 

The AME (Asia and the Middle East) Account Director leads the operational delivery of Integrated Facilities Management (IFM) and Small Works Projects for the Client’s Corporate Real Estate (CRE) portfolio. 

Moving beyond traditional facilities management, this role is the custodian of the Client’s built environment, responsible for operational resilience, asset lifecycle preservation, and the delivery of a premium workplace experience. The Account Director will serve as the primary operational partner, ensuring strict adherence to risk frameworks (Cyber/OT) and driving the Client’s ambitious ESG sustainability goals. 

Critically, this role acts as the "Integrator," managing the operational interlocks with the Client’s other Tier 1 partners (Capital Projects and Portfolio Strategy) to ensure a seamless handover from strategy to execution and construction to operation. 

Working Environment 

The role is based in Hong Kong, requiring close collaboration with the Client’s CRE Regional Leads. The portfolio covers AME. 

Supervisory Responsibilities 

The RAD leads a high-performing regional team dedicated to Facilities Management (Hard & Soft Services) and Small Works Project Management. 

Direct reports include the Regional Operations Director (ROD), Regional Finance Director, Regional HR Partner, and Hub/Country Leads across the region. Through the ROD, this role oversees: 

Regional Engineering Director: (Focus on Asset Lifecycle, OT Network, and Critical Environments). 

Regional Workplace Experience Lead: (Focus on hospitality and front-of-house). 

Regional HSE & Risk Lead: (Focus on Risk Acceptance and Compliance). 

Regional ESG Lead: (Focus on Data Validation and Initiative Delivery). 

Small Works Project Director: (Focus on MAC, Chums, and minor refurbishments). 

 

Strategic Priorities & Governance (The "Hot Topics") 

The RAD is accountable for translating the Client’s FM needs into an operational reality. The governance of this account is defined by the following strategic pillars: 

1. Risk Management & OT Cyber Security 

Operational Risk & Acceptance: Champion a "Risk Awareness" culture. Ensure a robust process is in place for identifying operational risks. Where risks cannot be immediately remediated, oversee the formal Risk Acceptance process, ensuring the Client is fully briefed on liability and mitigation steps. 

OT Network & Cyber Risk: Act as the primary guardian of the Building Management Systems (BMS) and Operational Technology (OT) networks. Collaborate with IT and Engineering to implement cyber-hygiene standards, ensuring no vulnerabilities exist between physical building assets and the Client’s digital network. 

2. Asset Lifecycle & Engineering Excellence 

Lifecycle Strategy: Move away from "break-fix" to a data-driven Lifecycle Asset Replacement Strategy. Utilize asset data to predict failures and budget capital for replacements efficiently, ensuring business continuity and asset value preservation. 

3. ESG Integrity & Delivery 

Data Validation: Oversee the rigor of ESG data collection (energy, water, waste). Ensure all data flowing to the Client for external reporting is auditable, accurate, and validated to investment-grade standards. 

Initiative Delivery: Drive the on-the-ground execution of sustainability initiatives (e.g., LED retrofits, waste reduction programs) to meet net-zero targets. 

4. Workplace Experience 

Curate a workplace experience that attracts talent. Ensure that soft services (cleaning, reception, food & beverage) are delivered with a hospitality mindset, utilizing data to measure employee sentiment and utilization. 

5. The "Interlock" (Partner Ecosystem) 

Manage the operational boundaries with other Tier 1 partners. 

Capital Projects Interlock: Ensure smooth "Soft Landings" and defect liability management when Capital Project partners hand over new builds to the FM team. 

Portfolio Strategy Interlock: Provide operational data (OpEx costs, asset condition) to the Strategy partner to inform their decisions on lease renewals or disposals. 

 

Role & Responsibilities 

Leadership & Account Management 

Establishes the vision for safe, compliant, and efficient facility operations across AME. 

Serves as the single point of accountability for all FM and Small Project deliverables. 

Builds a resilient team culture focused on safety, compliance, and service excellence. 

Manages the P&L for the AME region, specifically controlling OpEx spend and Small Works CapEx budgets. 

Operational Excellence & Engineering 

Ensures 100% uptime for critical environments and business-critical infrastructure. 

Oversees the implementation of the Asset Replacement Strategy, ensuring capital plans are submitted and defended during budget cycles. 

Drives regional consistency in Standard Operating Procedures (SOPs), particularly regarding Permit to Work and High-Risk Activities. 

Risk & Compliance 

Owns the account’s Risk Register. Facilitates the Risk Acceptance workflow, ensuring senior Client stakeholders formally acknowledge risks that are not funded for remediation. 

Ensures strict adherence to the Client’s Cyber Security protocols regarding OT/IoT devices connected to the building network. 

Projects (Small Works) 

Oversees the delivery of Small Works (churn, minor alterations, end-of-life replacements) ensuring they are delivered on time, within budget, and with zero safety incidents. 

Ensures Small Works planning aligns with the broader Capital Projects roadmap managed by partners. 

Client Partnership 

Conducts Quarterly Business Reviews (QBRs) focused on operational innovation, cost savings, and ESG progress. 

Acts as the trusted advisor on building performance, advising the Client on where to invest to reduce carbon and operating costs. 

 

Personal Skills & Expertise 

Operational Strategist 

Ability to translate high-level ESG and Risk goals into daily operational checklists and engineering routines. 

Can step back from day-to-day fires to look at the Lifecycle of the portfolio—predicting what needs replacing in 3, 5, or 10 years. 

Risk Acumen 

Deep understanding of the difference between "Risk Mitigation" and "Risk Acceptance." Ability to articulate technical risks (e.g., "this chiller will fail") into business impacts (e.g., "the trading floor will go offline"). 

Cyber-savvy; understands the convergence of IT and OT in modern buildings. 

Ecosystem Collaborator 

No ego regarding scope; willing to collaborate transparently with Capital Project and Portfolio Strategy partners to ensure the Client wins. 

Strong diplomatic skills to manage "grey areas" between partner scopes (e.g., who pays for a defect fixed 13 months after construction?). 

Results Driven 

Obsessed with data integrity, particularly for ESG external reporting. 

Focuses on "Total Cost of Ownership" rather than just cheap vendor pricing. 

 

Required Knowledge, Skills, and Abilities (KSA) 

Experience: Minimum 15 years’ experience in Corporate Real Estate, with a specific focus on Integrated Facilities Management, Engineering Operations, or Technical Services. 

Technical Knowledge: Strong understanding of Critical Environments, MEP infrastructure, Asset Lifecycle Planning (ISO 55000 principles), and OT/BMS Systems. 

Risk & Cyber: Demonstrated experience managing operational risk frameworks and understanding basic Cyber Security principles for building systems. 

ESG: Experience in managing ESG data validation processes for corporate sustainability reporting. 

Projects: Experience overseeing Small Works / Minor Projects portfolios. 

Leadership: Proven capability to lead large, distributed teams across diverse Asian markets. 

Financial: Experience managing complex FM OpEx budgets and recovery models.
