Real Estate Transformation Lead Finance Analyst – Occupancy Allocation
Job Description SummaryThis is a business aligned finance role that will examine the entire occupancy allocation and business support process for Corporate Real Estate and envision a new way to simplify how it is done, integrating information from 3rd parties and sharing results with 3rd parties so they have an operating budget against which they can operate while providing greater transparency to business groups and enterprise functions to support their strategic planning processes.About this role:The Real Estate Occupancy Allocation process is done at a building level today. It is complex, inefficient, and manual components are prone to error. We do not need this level of granularity to support management decisions or strategic planning of the business groups or enterprise functions in Wells Fargo. In this role, the candidate will lead the process to simplify and up-level the allocation process while determining what information is required at a more granular level to support operating actions (such as paying Real Estate taxes or lease expenses to landlords). In this role, you will:Interview receivers of occupancy allocations to understand how the expense impacts decisions they makeCollaborate with Corporate Properties Administration team to determine how components of the Real Estate portfolio are managed by them and third partiesCreate a plan to simplify the occupancy allocation process, up-leveling allocations where possible and maintaining details where required to manage the portfolio and pay billsStreamline and automate processes to reduce delivery time, eliminate manual work, and improve controlsDevelop concise executive presentations to share what is driving changes in allocations with receiving groups well in advance of implementationCreatively solve problems and find ways to move forward when the path is not clear or obstacles emergeCollaborate with cross-functional groups (Corporate Properties, Business Groups/Enterprise Functions, Corporate Finance, Third Party Real Estate Management Firms) to achieve outcomesEnsure allocations to affiliates comply with Reg WRequired Qualifications:5+ years of Finance and Accounting experience in a corporate Real Estate environment, demonstrated through actual work experienceDesired Qualifications 5+ years  hands-on experience in Corporate Real Estate Finance   5+ years hands-on lease accounting experience - conversion from cash to P&L basis, long-term forecasting linked to critical assumptions and drivers, deep knowledge of the property construction, management, and lease administration process, understanding of specialized accounting treatment for rent smoothing, and other items required to correctly model cash flows in each of these areas5+ years experience modeling balance sheet and income statements in the Real Estate space, including cash flow projections for capitalized assets over their depreciable life consistent with accounting rules. Experience building assumption-based scenario analysis to project a range of outcomes and to communicate the implications in a simple way to executive leadership.Strong collaborator, communicator, organizer and leader adept at defining requirements and outcomes, obtaining buy-in from executive leaders, guiding cross-functional resources to achieve desired outcomes, and providing regular status reports to stakeholders to socialize progressExpert problem solver with proven track record of driving results on tight timelines - create accountability for delivery of outcomes, apply critical thinking to resolve blockers and optimize execution, guide team through ambiguity and create clarity if it does not exist so that project goals are understood and remain aligned to desired outcomesPrior experience consulting, influencing, and partnering with senior business leadersAbility to exercise independent judgment and work within a team to identify/resolve problemsProven track record of driving transformation initiatives and automating processes in a disciplined and controlled manner and complying with change management principlesJob Expectations:Specific compliance policies may apply regarding outside activities and/or personal investing; affected employees will be expected to provide information to the Wells Fargo Personal Account Dealing Team and abide by applicable policy requirements if hired. Pay Range
 

Reflected is the base pay range offered for this position. Pay may vary depending on factors including but not limited to achievements, skills, experience, or work location. The range listed is just one component of the compensation package offered to candidates.

$119,000.00 - $206,000.00
