Real Estate Manager II

Position Summary:
The Real Estate Manager is responsible for developing and executing market strategies, identifying and securing new store locations, and leading all aspects of site selection and lease negotiation. This role collaborates closely with landlords, developers, brokers, legal, construction, store operations, and senior leadership to drive the expansion and success of Dollar Tree’s national footprint.

 

Key Responsibilities:

Develop and execute comprehensive real estate strategies within assigned geographic regions to ensure Dollar Tree maintains a strong competitive position and market leadership.

Conduct in-depth market analyses including demographic trends, traffic patterns, and sales forecasts to support data-driven site selection and investment decisions.

Identify and evaluate potential locations for new stores, relocations, and expansions aligned with corporate growth targets.

Prepare and present site packages to the Real Estate Committee and Senior Leadership for review and approval.

Lead all aspects of lease negotiations, including Letters of Intent (LOIs), landlord work letters, and deal terms to optimize occupancy cost and project feasibility.

Collaborate cross-functionally with Store Development, Legal, and Construction teams to ensure seamless execution and timely store openings.

Monitor competitive activity and provide actionable insights and strategic recommendations based on industry and regional trends.

Build and maintain strong relationships with developers, landlords, brokers, and other key players in the real estate community. Represent Dollar Tree at industry events, including ICSC conferences and networking engagements.

Oversee lease renewals and portfolio optimization efforts, including negotiating rent reductions, extensions, and other terms to support long-term profitability.

Ensure adherence to internal policies, budget discipline, and performance standards, promoting operational excellence and best-in-class customer service.

 
 

Qualifications & Requirements:

 

Education: Bachelor's degree in Business, Real Estate, Finance, or a related field preferred.

Experience: 3+ years of progressive experience in retail real estate, site selection, and lease negotiation.

Skills:

 

Strong negotiation and analytical skills

Proficient in Microsoft Excel, Word, and internet-based research tools

Exceptional organizational skills with the ability to manage multiple projects simultaneously

Self-motivated, resourceful, and able to work independently

Excellent interpersonal and communication skills

Customer-focused mindset with a commitment to delivering results

Travel: Must be willing and able to travel extensively to manage territory and attend meetings/events.
