Real Estate Manager

Supports the Company’s operations through the development of new facility locations due to new operations, facility condemnations, non-renewal of existing lease contracts and to improve occupancy cost or facility locations. Performs asset management of existing real estate on both the leased and owned portfolio

Major Responsibilities

Selects sites for new location and related office facilities, including fair market comparables and zoning.Negotiates directly or indirectly through real estate consultants and brokers. Financial and legal issues of corresponding real estate transactions including sale and purchase agreements, development and exchange agreements, property leases, income leases, license, occupancy agreements, various types of memos of understanding and requests for proposals.Solicits Federal, State and local funding sponsorships for project improvements through applications and coordination with various State DOT’s transit authorities, and city agencies.Secures entitlements and perform related due diligence including property appraisals regulatory and public approvals, political/community project support, and environmental and ADA risk assessments.Prepares and presents the business case and corresponding financial analysis for proposed projects to senior management to develop consensus and approvals to proceed.Supervises activities of outside lobbyists, political consultants and select and supervise real estate consultants and real estate brokers.Oversees and coordinates real estate project inter-company activities between Operation, Property, Customer Service, Marketing, Legal, and the Environmental Departments.Manages property condemnation projects which activities include obtaining asset appraisals, court appearances, and preparation of applications for awarded compensation.Negotiates existing lease agreement renewals, landlord improvements and tenant improvement allowances.Ensures landlord/tenant lease terms are in compliance including lease commencements and terminations, periodic rental and common area maintenance adjustments, and repair and maintenance obligations.Other responsibilities as required or requested.



Minimum Education or Certifications Required

Bachelor’s Degree in Business, Real Estate or related fieldCertifications in Real Estate strongly preferred.



Minimum Experience or Skills Required

6 years experience working in a Corporate Real Estate or Development department.Capable of working independently handling a large volume of work.Excellent communication skills, both written and verbal, are requiredIndividual must possess outstanding organizational skills with strong attention to detail and adherence to deadlines.
