Position Summary
The Real Estate Manager plays a strategic role in identifying and acquiring prime locations for new Life Time Athletic clubs and Health Way of Life mixed-use developments across the Mid Atlantic and East Coast regions. Based out of Life Time’s Corporate Headquarters in Chanhassen, MN, this individual partners closely with architecture, construction, legal, operations, and development teams to ensure the successful opening of each new club.
Key Responsibilities
Site Strategy & Market Analysis
Visit target markets and develop strategic deployment plans for new locationsConduct market studies and trade area analyses to guide site selectionMonitor active trade areas for future development opportunitiesBroker Network & Site Evaluation
Build and maintain relationships with brokers to identify viable land opportunitiesEvaluate potential sites based on demographics, accessibility, utilities, land conditions, and strategic fitIdentify and pursue sites that meet Life Time’s investment and development benchmarksPlanning & Stakeholder Communication
Draft comprehensive business plans detailing market potential for Board of Directors approvalAnalyze local competition, amenities, and membership trends in surrounding areasConduct site visits with senior leadership to secure executive approvalNegotiation & Development Process
Negotiate Letters of Intent, purchase agreements, and lease termsFacilitate civil engineering, site planning, and entitlement processesOversee disposition of excess properties when necessaryQualifications
Education
Bachelor’s degree (required)Experience
5–8 years of experience in real estate analysis and site acquisitionMinimum of 2 years in a management roleLicenses & Certifications
