Get to Know the Opportunity

The Assistant Vice President of Special Situations is a key member of the Real Estate team. This role spans the full lifecycle of distressed assets across all property types, from workouts, foreclosures, guaranty settlements and litigation, to equity asset management and finally through disposition. It requires strong analytical and negotiation skills to drive strategic resolution and maximize portfolio returns.

The Contributions You Will Make

Monitor operating performance of distressed and high-yield commercial mortgage loans and market conditions to report risks and opportunities to senior leaders and investors.Create and execute loan workout strategies, including borrower negotiations, restructuring proposals, and enforcement actions.Oversee foreclosure proceedings, coordinating with legal counsel, servicers, and internal stakeholders to ensure timely and compliant execution.Manage owned assets in collaboration with local operating partners, landlord reps, and investment sales teams to develop strategic business plans from takeover to disposition in order to maximize recovery and returns.Perform detailed valuation and financial analysis for quarterly reporting.Support broader Real Estate Finance initiatives including annual loan reviews, portfolio risk analysis, and implementation of new reporting processes, tools, and technology.Maintain detailed documentation and reporting for all special situations.Foster a collaborative and positive team environment both within Voya and with external relationships.

Minimum Knowledge and Experience

Bachelor’s degree in Real Estate, Finance, or a related field.Minimum 5–7 years of experience in commercial real estate asset management, acquisitions, or special servicing.Strong analytical and financial modeling skills, with proficiency in Excel and Argus.Proven ability to negotiate complex transactions and manage external relationships.Excellent communication, organization, and interpersonal skills.Familiarity with market research tools such as CoStar, REIS, Rockport, and other valuation platforms.

Compensation Pay Disclosure:

Voya is committed to pay that’s fair and equitable, which means comparable pay for comparable roles and responsibilities.

The below annual base salary range reflects the expected hiring range(s) for this position in the location(s) listed. In addition to base salary, Voya offers incentive opportunities (i.e., annual cash incentives, sales incentives, and/or long-term incentives) based on the role to reward the achievement of annual performance objectives. Please note that this salary information is solely for candidates hired to perform work within one of these locations, and refers to the amount Voya Financial is willing to pay at the time of this posting.

Actual compensation offered may vary from the posted salary range based upon the candidate’s geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer. Salaries for part-time roles will be prorated based upon the agreed upon number of hours to be regularly worked.

$100,000 to $120,000 USD
