\n\t\t\t\t\tResponsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems for the assigned property. Responsibilities include maintaining a clean and safe working environment, performing rounds, conducting routine assessments, and performing preventive and corrective maintenance for building systems.\nThis role will also support general maintenance technician duties until the site is fully staffed, assisting with minor repairs, facilities support tasks, and day-to-day building maintenance as needed.\n\nEssential Functions and Responsibilities\n• Perform plumbing, electrical, and HVAC maintenance requirements for the building\n• Maintain heating equipment, chillers (air and/or water cooled), DX units, pumps, cooling towers, fan coil units, VAV systems, and air distribution systems\n• Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and related systems\n• Verify field conditions and perform necessary repairs or adjustments\n• Monitor and support energy management systems\n• Perform general building repairs including doors, ceilings, hand railings, flooring, painting, and minor construction tasks\n• Repair plumbing fixtures such as water closets, urinals, flush valve assemblies, and lavatories\n• Conduct preventive maintenance in accordance with C&W standards, manufacturer recommendations, and industry best practices including filter changes, coil cleaning, condenser flushing, lubrication of motors and pumps, belt inspection, pulley alignment, and water treatment monitoring\n• Inspect engine room equipment, fan rooms, cooling towers, pumps, generators, electrical rooms, and related infrastructure\n• Replace lamps and light fixtures, reinstall signage, and ensure equipment rooms remain clean and accessible\n• Verify proper operation of emergency lighting and exit signage and maintain safe access to emergency egress routes\n• Conduct fire and life safety inspections in accordance with NFPA, local jurisdiction requirements, and company standards\n• Document maintenance activity and report findings to supervisors\n• Respond to emergency situations including fire alarms, evacuations, equipment failures, and urgent building issues\n• Comply with all applicable codes, regulations, and company safety policies

\n\t\t\t\t\tWhat Differentiates a Strong Candidate\nA strong candidate will be a self-starter who can work independently while also collaborating with the team when needed. Experience working with FAMIS 360, BMS platforms, and structured HVAC PM programs is highly desirable. Candidates who are comfortable troubleshooting building systems and prioritizing work requests with minimal supervision tend to perform best in this role.

Pay and BenefitsThe pay range for this position is $45.00 - $60.00/hr.
