Property Valuator SpecialistPRIMARY PURPOSE: To enhance and support the valuator team by converting and updating our database of valuations to more modern and acceptable valuation softwareESSENTIAL FUNCTIONS and RESPONSIBILITIES• Reviews existing Sage valuations to capture previous data and manipulate that data to create a new valuation in CoreLogic Commercial Express and the same relative value as the original.Creates photo library of property inspection from site visit by the inspection crew that aligns with the new report.
• Gathers pertinent information, determines if any major changes have occurred (i.e. square footage, HVAC, occupancy/use of the building, elevator, etc.).
• Assess and determines accuracy of previous building valuation utilizing appraisal software; updates data into appropriate system(s).
• Verifies the historic status of buildings by using official documentation or by checking designated websites.
• Provides accurate GPS readings of building locations.
• Provides specialized appraisal and valuation of historic structures and submits reports with replacement costs.
• Provides replacement cost and ACV evaluations of all property inspected.ADDITIONAL FUNCTIONS and RESPONSIBILITIES• Performs other duties as assigned.
• Supports the organization's quality program(s).
• Travels as required.QUALIFICATIONSEducation & Licensing
Associate degree or college graduate preferred. CoreLogic, Sage and Xactimate training certifications a plus.At least 4 years of experience valuing commercial properties.Must be competent in computer skills, MS Word, MS Excel, Windows II, Sage and CoreLogic Commercial Express, MS Outlook, MS Teams, Adobe PDF creation, File Transfer software.
Experience
Four (4) years of related experience or equivalent combination of education and experience required.Skills & Knowledge• Commercial and residential construction knowledge of buildings, ISO construction codes, Statement of Values.Construction knowledge of structural, mechanical, electrical and plumbing a must.
Ability to use appropriate system(s) to determine replacement cost and Actual Cash Value (ACV)
• Good oral and written communication, including presentation skills
• PC literate, including Microsoft Office products and others
• Ability to work in a remote team environment and be self motivated.
