PRIMARY RESPONSIBILITIES:

1. Operations Management:

Oversee daily mall operations ensuring optimal functionality and tenant satisfaction

Supervise facility management, maintenance, security, cleaning, and technical services

Ensure compliance with health, safety, and fire regulations

Manage vendor contracts and monitor service quality

2. Tenant Relations & Leasing Support:

Maintain strong relationships with existing tenants and address concerns promptly

Coordinate lease renewals and support leasing team with prospective tenants

Conduct regular tenant meetings and property inspections

Ensure tenant compliance with lease agreements and mall regulations

3. Financial Management:

Prepare and manage annual operating budgets

Monitor expenses and identify cost-saving opportunities

Oversee rent collection and service charge reconciliation

Prepare monthly financial reports for client review

4. Client Reporting & Communication:

Provide regular updates to mall owner/client on property performance

Prepare comprehensive monthly management reports

Present strategic recommendations for property improvement

Ensure transparency and timely communication on all property matters

5. Team Leadership:

Supervise on-site staff including supervisors, security, and maintenance teams

Conduct performance evaluations and provide training

Foster a professional and efficient work environment

6. Marketing & Events Support:

Collaborate with marketing team on promotional activities and events

Ensure mall presentation meets brand standards

Support tenant marketing initiatives

KEY PERFORMANCE INDICATORS:

Tenant satisfaction and retention rates

Budget adherence and cost control

Occupancy levels

Property condition and maintenance standards

Client satisfaction
