What this opportunity involves:
This is an exceptional opportunity to manage day-to-day operations, financial performance, and tenant relations for a prominent commercial mixed-use asset in Melbourne’s CBD. You'll be responsible for ensuring the property is maintained to the highest standards whilst maximising occupancy, tenant satisfaction, and net operating income in alignment with client objectives and JLL's service excellence standards.
This role encompasses management of Owners Corporation responsibilities, demonstrating your expertise in overseeing multi-asset portfolios in one of Australia's most dynamic commercial markets.
An overview of the role:
Financial Management
· Prepare and manage annual operating budgets and capital expenditure plans
· Monitor monthly financial performance against budget and provide variance analysis
· Oversee accounts receivable, rent collection, and delinquency management
· Review and approve operating expenses within delegated authority limits
· Prepare monthly management reports for ownership
· Identify cost reduction opportunities and implement efficiency measures
Tenant Relations & Leasing Support
· Maintain positive tenant relationships as primary operational contact
· Coordinate tenant move-ins, move-outs, and space modifications
· Process work orders and service requests promptly
· Support leasing efforts by maintaining property presentation and tour readiness
· Manage tenant retention initiatives and renewal negotiations support
· Assist in leasing of vacant space through leasing agents
· Assist with market rent reviews
· Manage all licences, including car park and storage licences
· Manage all lease assignments
Administrative & Compliance
· Maintain accurate property records, tenant files, and documentation
· Ensure insurance compliance and coordinate claims processing
· Prepare property reports, presentations, and correspondence
· Coordinate with legal counsel on tenant and operational matters
· Implement and maintain emergency procedures and business continuity plans
· Support sustainability initiatives and energy management programmes
Property Operations & Maintenance
· Conduct regular property inspections and address maintenance issues promptly
· Coordinate with Building Management Team and other relevant JLL business units

· Certificate IV Victorian Agents Representative Licence or Australian Real Estate Licence
· Strong analytical and problem-solving abilities
