Job Summary
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of residential and/or commercial properties. The ideal candidate will ensure properties are well-maintained, financially optimized, and compliant with all relevant laws. This role involves managing tenant relations, handling maintenance, and maximizing property value while adhering to industry standards and regulations, particularly those specific to California.
Key Responsibilities
+ Oversee all aspects of property operations, including inspections, maintenance, and repairs to ensure safety and compliance with standards.
+ Advertise vacant units, screen potential tenants, negotiate leases, and enforce rental agreements.
+ Collect rent, security deposits, and other fees; manage accounts receivable and operating expenses.
+ Develop and manage annual budgets, forecast financial needs, and provide regular reports on property performance to owners.
+ Handle tenant inquiries, complaints, and disputes; foster positive relationships to promote tenant retention.
+ Coordinate with contractors and vendors for services such as landscaping, security, and trash removal.
+ Supervise on-site staff or maintenance teams, assessing performance and ensuring efficient operations.
+ Market properties to attract tenants and expand business opportunities.
Requirements
Qualifications and Skills
+ Proven experience as a Property Manager or in a similar role (at least 3 years preferred).
+ Bachelor's degree in real estate, business administration, finance, or a related field.
+ Strong knowledge of property management software, MS Office, and relevant databases.
+ Excellent communication, negotiation, and interpersonal skills.
+ Organizational and time-management abilities with attention to detail.
+ Customer-focused mindset with problem-solving skills.
+ Valid real estate broker's license in California (required for activities like leasing and rent collection).
+ Certifications such as Certified Property Manager (CPM) or Accredited Residential Manager (ARM) from the Institute of Real Estate Management (IREM) are a plus.
