Property Manager, Affordable Housing
Description We are seeking a dedicated and highly organized Affordable Housing Property Manager to oversee the daily operations of a portfolio of affordable housing properties. The ideal candidate will have extensive knowledge of the Low-Income Housing Tax Credit (LIHTC) program and prior leasing experience, ensuring compliance with all federal, state, and local regulations related to affordable housing programs. Responsibilities + Manage all day-to-day property operations, including tenant relations, maintenance coordination, and financial oversight. + Oversee the LIHTC compliance process, including tenant eligibility certifications, income verification, and reporting to investors and regulatory agencies. + Coordinate and manage leasing activities such as advertising vacancies, conducting property tours, processing applications, and negotiating lease agreements. + Develop and enforce property policies and procedures to ensure compliance with LIHTC regulations and fair housing laws. + Maintain accurate tenant records and prepare timely, comprehensive reports for ownership and management. + Inspect properties regularly to ensure safety, cleanliness, and maintenance standards are met. + Work with maintenance teams to address repair needs and manage vendor relationships effectively. + Build positive relationships with tenants, addressing inquiries and resolving conflicts in a professional and timely manner. + Oversee budgets and ensure rent collection aligns with operational goals, minimizing delinquencies. + Train and supervise property staff to ensure high standards of performance and compliance. Requirements + Minimum 3-5 years of experience as a property manager with direct responsibility for managing LIHTC properties. + Strong understanding of LIHTC compliance requirements, tenant eligibility, and reporting processes. + Proven experience in leasing, including marketing units, tenant screening, and lease negotiation. + Knowledge of relevant laws, including fair housing regulations and landlord/tenant laws. + Proficiency with property management software (e.g., Yardi, RealPage) and Microsoft Office Suite. + Exceptional communication and organizational skills. + Ability to multitask in a fast-paced environment and solve problems proactively. + High school diploma or GED required; bachelor’s degree in business, property management, or a related field is preferred. + Certification in affordable housing programs (e.g., HCCP, COS, CPM, or NAHP) is highly desirable.
