Main responsibilities:

The Property Management Rep provides essential support and assistance to various business units and departments within ACI, focusing on core property management duties and projects. 

Managing Tenants: Interprets and explains lease language to ensure Albertsons' rights are protected and obligations met. Handle tenant inquiries, concerns, and complaints promptly and professionally. Manage coordination of tenant maintenance projects. Collect and verify tenant insurance certificates to confirm compliance with lease requirements. Waivers: Facilitates the timely processing of waiver requests from landlords and co-owners, adhering to processing standards and KPIs. Ensure all relevant information is accurately entered into the real estate platform. Defaults: Supports the resolution of defaults by addressing pre-default notices from landlords. Collaborate with divisional Property Managers and the legal team to resolve issues swiftly and effectively. Operational Support: Processes AP invoices for CAM Director properties accurately and on time. Assist in the formulation of CAM Director budgets. Review and provide initial approval of tenant CAM reconciliations prepared by the Company’s RE Processing team. Support divisional and corporate projects, such as Drive Up and Go, store recycling programs, parking lot initiatives, and seasonal sales in common areas. CAM Reconciliation: Monitors tenant accounts to decrease aged AR and coordinates an escalation plan if AR exceeds 60 days. Analyze tenant financials and propose corrective actions to resolve AR issues. Assist in the preparation of tenant budgets. Data Management: Performs data entry tasks to update the real estate platform and generate necessary reports. Occasionally participate in property inspections, focusing on tenant shop spaces. Special Projects and Ad Hoc Tasks: Support and manage special projects and ad hoc tasks as assigned, ensuring they are completed efficiently and effectively.

We are looking for candidates who possess the following:

Bachelor’s degree with emphasis on real estate, lease management, property management or general business preferred and/or, 5 to 7 years of previous experience in real estate accounting, property management and/or lease administration.  Demonstrate an in-depth understanding of real estate leases, common area maintenance agreements, profit and loss statements and financial accounting.  Exhibit strong management and leadership skills with the ability to motivate and collaborate with others to achieve desired results.  Possess strong written and verbal communication skills.  Thrive in a demanding environment where multiple obligations need simultaneous attention.  Identify and deliver solutions to complex problems effectively.  Navigate a corporate environment, interacting with multiple internal business units and outside parties proficiently.  Maintain an ownership attitude with a strong ability to prioritize issues vying for action.  Think critically and creatively to solve problems.  Show basic familiarity with lease management software, Microsoft Suite, Excel, Word, and PowerPoint. Able to travel periodically to visit properties for training purposes. Travel 3%-5% to various regional locations is required.  Most work is performed in a temperature-controlled office environment, often sitting for extended periods at a desk or computer terminal. Regular use of keyboards, telephones, and other office equipment.  Stooping, bending, twisting, and reaching may be necessary to complete job duties.

The salary range is $54,500.00 to $71,040.00 annually. Starting salary will vary based on criteria such as location, experience, and qualifications. There may be flexibility for exceptional candidates. Benefits include, medical, dental, vision, disability insurance, optional life insurance, sick pay, PTO/Vacation pay/Flexible Time Off, paid holidays (9 days annually) bereavement pay and retirement benefits (pension and/or 401k eligibility).
