Job Title: Property Condition & Facility Assessor

 

Overview:

We're seeking a skilled and dedicated Property Condition & Facility Assessor to join our dynamic team! If you're passionate about evaluating the built environment and have a strong understanding of building systems, capital planning, and technical standards, this role offers an exciting opportunity.

As a Property Condition & Facility Assessor, you will conduct a wide range of building evaluations, including Facility Condition Assessments (FCA), Property Condition Assessments (PCA), roofing assessments, mechanical system reviews, and energy audits. These assessments support our clients’ strategic planning, due diligence, risk management, and compliance objectives across commercial, institutional, and municipal facilities.

This is a field-based role requiring up to 50% travel throughout the U.S., conducting on-site inspections and gathering data using mobile tools embedded with various software platforms. When not traveling, you will work remotely from your home office completing the report writing process. The position combines technical expertise, analytical thinking, and client-facing engagement—ideal for professionals who want to apply their building knowledge in a meaningful, impactful way.

 

Key Responsibilities:

• Conduct on-site inspections and building condition assessments using mobile inspection and capital planning or due diligence software (iPad-based) ensuring compliance with ASTM E2018 and other applicable industry standards.
• Perform walk-through surveys of major building systems, structural elements, interiors, exteriors, roofing, and pavement conditions.
• Provide photographic documentation and detailed observations of site and building features.
• Identify system types, conditions, remaining useful life, and significant physical deficiencies based on visual inspection.
• Conduct a wide variety of building assessments, including:
  – Property Condition Assessments (PCA)
  – Facility Condition Assessments (FCA)
  – Roofing surveys
  – Mechanical, electrical, and plumbing system reviews
  – Energy audits
  – Pre-construction document reviews and construction monitoring
• Observe accessible MEP systems, structural components, building envelope, and roof assemblies to evaluate condition and deficiencies.
• Obtain measurements and quantities to support cost estimation and capital expenditure forecasting.
• Conduct interviews with property owners, tenants, service providers, and local authorities to gather relevant site and building information.
• Prepare detailed written reports using information gathered during site visits, including field notes, photographs, interviews, and document reviews.
• Review property records such as leases, maintenance logs, repair/improvement receipts, inspection reports, and construction documents.
• Collaborate with internal teams to ensure timely delivery of high-quality assessments.
• Safely access roof hatches, mechanical rooms, and crawlspaces; climb ladders and stairs as needed.
• May be required to work overtime and travel up to 50% of the time, including overnight and weekend trips.

 

Qualifications:

• Bachelor’s degree in Architecture, Engineering, Construction Management, or related field.
• 3+ years of experience in facility condition assessments, building evaluations, or capital planning.
• Familiarity with building codes, ASTM E2018, and property due diligence processes.
• Familiarity with mobile inspection tools and capital planning software (Quire, AssetCalc, or similar).
• Excellent analytical, problem-solving, and technical writing skills.
• Strong interpersonal and communication abilities; able to interface confidently with clients and stakeholders.
• Ability to work independently and manage multiple projects simultaneously.
• Valid driver’s license with clean driving record.
• Proficient in Microsoft Office, especially Excel.
• Willing to travel frequently and live near or relocate to a metropolitan area with access to a major airport.
