In your role as a Property Executive, your responsibilities include but not limited to;
Understand and have good knowledge of the M&E systems within the asset and with the Building Manager, ensure that the systems are operated within the design efficiencies and smoothly.Working closely with the team to understand the M&E Systems within the assets. Ensure that the systems are operated within design intentUnderstand and be familiar with Corporate’s requirements, policies, standards and proceduresEnsure the adherence of all procedures and guidelines for works in the premise with any eye for continual improvementConduct daily safety / sustainability inspections and promptly attend to/direct recovery of emergencies as neededProcess and perform risk management and assessment for works to be executedReview and identify any areas of improvement for asset operation for both soft services and M&E systems and ensure that the operation of the asset is optimal at all timesReviews of LLR’s standard operation procedures and review asset existing operation process and house-rules to identify any gaps and areas for improvementsAssist in overseeing the operation of soft services which includes management of service providers and tenants’ feedback in a fair mannerAttending to shoppers, tenants and stakeholders’ request promptlyFollow up with both internal and external parties for submission of necessary documentsPrepare and submit periodic reports as requiredPreparation of all necessary reports including budget, Annual Business Plan, Asset Review Reports etc.Assist with preparation and reviewing of the annual operation expenses and forecastsSource for comparative vendors/ contractors to carry out asset maintenance or repair works as requiredAssist building improvement/ A&A/ defect rectification/ renovation & reinstatement works as assignedAssist in tender documents scoping, scheduling for interviews & awarding processLiaise with the authorities e.g NEA, BCA, LTA, URA etcAny other tasks as assignedTo be a success in this role it is essential to have;
Nitec/Higher Nitec/Diploma in Engineering, Real Estate, Facility Management or related field and aboveMinimum 5 years of working experience in similar functionA penchant for details, people relations and as a self-starterExperience in mixed- development (retail & office) operation is advantageousNo matter where your office is, you will be a part of a company that values you.
