The associate director provides project and programme management oversight experience to the Client’s EMEA Portfolio, working in partnership with transaction management and FM. The role is client facing and requires close interaction with Client Portfolio Managers, and Client direct stakeholders, IT, AV, Security and HSE. Monitors and coordinates the execution of the various services and processes relating to client contracted agreements for project management and tenant improvement. Works closely with and provides detailed progress reports to the Account Manager/Director and Client portfolio Manager.

This Project Controls Lead is responsible for operational excellence related to all project across EMEA on the account, creating a consistent platform for our local project management teams to deliver projects.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Lead and schedule meetings, prepare agendas, develop and maintain master project budgets and timelines as required for each project and project phase to ensure overall project objectives and client needs are met in partnership with transaction management.Assist in the selection and contracting process and oversight of Tier 2 consultants and construction teams as necessary for each project. If appropriate/applicable, integrate the impact of other Project Management and C&W components as they relate to each project and project phaseReview requisitions, change orders and other invoices associated with the project; advice and counsel the Account/Portfolio ManagerHave an oversight of the performance, development, work quality, reporting, and activities of C&W Local Project Managers and Tier 2 appointed designers, general contractor etc.Provide all necessary documentation and reports to the clientDevelop a partnership with client stakeholders to achieve corporate goals and objectives as to quality, service and cost.Report to the Account Director and client any major problems and findings and results achieved along with specific, complete, and comprehensive recommendationsProvide the appropriate documentation and obtain the approvals necessary in advance of making organizational changes, actions planned, implying commitments, and expenditures in excess of approved budgetMay be required to establish goals and objectives with timetables for the organizational unit and sub-units supervisedMay be required to select and hire subordinates; delegate to each necessary authority and responsibility for performance of assigned functionsMay be required to train, develop, motivate and discipline subordinates as necessary to meet established goals; review and appraise their work performanceImplement government laws and regulations and adheres to established rulings of government authorities

IMPORTANT EDUCATION
B.S. Degree in Engineering, Architecture or related area required

IMPORTANT EXPERIENCE

Minimum of 7 years directly related experience in an engineering/construction project accountability roleA minimum of 3 years of supervisory experience in a project management capacity especially experience in leading, motivating, and developing employees
